Missouri Slope is Hiring a General Maintenance Near Bismarck, ND

WORK HOURS:

Up to 40 hours per week. Will rotate weekend, holiday duty, emergency calls and assist with after-hour repairs as necessary. On call 24 hours a day as needed for emergency repairs and maintenance.

RESPONSIBLE TO:

Director of Maintenance

PRIMARY JOB FUNCTION:

Responsible for the performance of tasks related to the general maintenance and repair of the facility and surrounding grounds.

QUALIFICATIONS:

  • High school or equivalent
  • Previous experience in maintenance or in a field from which comparable job knowledge can be acquired.
  • Current ND driver’s license with good driving record.

ESSENTIAL JOB FUNCTIONS:

  • Must have good command of the English language to effectively communicate oral and written instructions to facility staff, administration, vendors, etc. and adequately establish and maintain written policies, procedures and other departmental communication.
  • Must conduct self with integrity, respect for others and staff, residents, families, and the public in a respectful manner.
  • Must have visual acuity sufficient for doing required repair work. Must have color vision for electrical repair work and for observation of equipment indicator panels.
  • Must have hearing acuity sufficient to allow conversation and communication with co-workers and residents. Should be able to use the telephone.
  • Must be flexible and willing to adapt to changes in procedures and willing to cooperate with schedule and assignment changes as the need arises.
  • Must be able to work and cooperate with co-workers and not be disruptive to the work environment.
  • Must be able to organize work assignment to completion and follow the established safety policies and procedures.
  • Must be able to use hand and power tools and equipment as required for job assignments.
  • Must be able to climb up to 30 foot ladders and step ladders as may be required by job assignments. This may occur inside or outside of the building.
  • Will be responsible to be aware of the Volunteer Protection Program(VPP) and Risk Management/Safety Program and will adhere to the established policies and procedures within the Maintenance department and facility wide with regards to job performance and safe operating procedures.
  • The physical demands of this position will require the individual to be able to:
    • Climb ladders, stairs, scaffolding, ramps, using feet, legs, hands and arms occasionally.
    • Kneel and crouch frequently
    • To stoop and bend frequently using lower extremities and back muscles to access small areas such as drains under sinks, etc.
    • Reach hands and arms in any direction frequently
    • Stand for sustained periods; walk long distances frequently.
    • Push, pull and lift 20-60 pounds occasionally in an eight hour shift
    • Will need to be able to grasp, finger and feel objects to accomplish tasks frequently in an eight hour shift.
    • Use of repetitive motion at times with the use of tools, etc.
    • Will need visual acuity to operate machines, tools where the job is within arm’s reach and to complete tasks such as ones done by carpenters, technicians, service people, plumbers, painters and mechanics.
    • Must be able to speak to express ideas and convey instructions accurately.
    • Must have the ability to hear sufficient to receive detailed information through oral communication and make fine discriminations in sound.
    • Worker is subject to both outside and indoor activity.
    • Worker is required to function around frail and elderly residents.
  • Will practice economy in the use of utilities, supplies, and equipment.
  • Will be responsible for the general repair and maintenance in resident rooms and the building which will include but is not limited to:
    • Unclogging of drains, toilets, sinks and flood drains by use of power hand augers.
    • Repair of faucets, flush valves and urinals.
    • Repair of ballasts, light switches, outlets, electrical cords, nurse call light cords and bed control cords.
    • Replacing of light bulbs requiring the use of a 4 to 8 foot step ladder.
    • Repair and maintenance of manual and electrical hospital beds.
    • Routine cleaning of mechanical equipment, mechanical rooms, and garages.
    • Replacement of filters, greasing and resetting breakers on air-handling units.
    • Will be involved with snow removal requiring the use of a shovel, broom, tractor with a broom attachment or a ski-steer loader with a push-blade (or a snow bucket attachment).
    • Will manually spread Ice-Melt on sidewalks as needed.
    • Will be involved with the manual moving of furniture, office equipment, mechanical equipment and general freight and supplies weighing 50 to 100 lbs.
    • Will assist the groundskeeper with the mowing of grass and trimming as needed. Will involve the use of a walk-behind mower or tractor mower as well as a hedge and grass trimmer and lawn edger.
    • Will service and maintain exhaust fans in the attic and on the roof which requires climbing a 6 to 8 foot ladder.
    • Will remove or install and lubricate door knobs, locks, window cranks, screens and doors.
    • Will start and operate emergency generators, checking oil, batteries, and water levels as needed.
    • Assist maintenance mechanics as required.
    • Will paint walls and ceilings using a brush and/or roller on step ladder and/or scaffolds, and repair sheet rock walls on paint.
    • Will repair and/or replace concrete inside or outside the building proper and on its grounds, repair sheetrock, paint, mud & tape sheetrock repair and painting.
  • Demonstrates MSLCC’s customer service standards of excellence.

OTHER JOB FUNCTIONS:

  • Participate in CQI studies as assigned.
  • Participate on the Safety Committee.

WORKING CONDITIONS:

  • Well-lighted and well-ventilated facility with carpeted or vinyl floors.
  • Outside of the facility as needed.
  • Rooftops, walls, underground, etc.
  • Working with cables/electricity and plumbing.
