About Mobile Loaves & Fishes

Mobile Loaves & Fishes (MLF) is a social outreach ministry that has been empowering communities into a lifestyle of service with the homeless since 1998. Founded in Austin, Texas, the organization serves its homeless neighbors through three core programs: Truck Ministry, Community First! Village, and Community Works. Often referred to as the most talked about neighborhood in Austin, Community First! Village is a 51-acre master planned development that provides affordable, permanent housing and a supportive community for men and women coming out of chronic homelessness. We are now embarking on a new phase of community expansion, adding more than 1400 new neighbors over the next 5-10 years.

About the Role

The Janitorial Manager is a key new position within the Grounds & Facilities department at Community First! Village (CFV), a unique multi-unit residential property dedicated to offering homes and dignified work opportunities to CFV neighbors who have experienced chronic homelessness. This vibrant community features a diverse array of tiny homes, Park Model RVs, offices, commercial buildings, and other unique residences, accommodating over 500 community neighbors and staff members.

This role involves managing Janitorial Coordinators and a diverse team of formerly homeless independent contractors to ensure the cleanliness and upkeep of CFV facilities. The Janitorial Manager will be highly organized, detail-oriented, and have a strong focus on building positive relationships within the community.

This is a full-time, non-exempt position reporting to the Director of Grounds & Facilities. Due to the nature and requirements of the position, hours are typically 8am-5pm Monday-Friday. On-call availability over weekends and holidays required. The Janitorial Manager will office at Community First! Village located at 9301 Hog Eye Road, Austin, TX 78724.

Duties & Responsibilities

  • Lead, manage, and motivate team of Janitorial Coordinators
  • Responsible for hiring, onboarding, and managing new Janitorial Coordinators
  • Delegate responsibilities effectively, ensuring tasks are completed on time and in accordance with established standards
  • Responsible for implementing procedures and processes in writing for the overall department to scale and sustain the program
  • Provide oversight of the Janitorial Coordinators' paperwork and weekly contracts for the neighbor contractors
  • Provide oversight of the management of janitorial supplies and storage for the neighbor contractors
  • Assure training is provided to the Janitorial Coordinators and contractors ensuring clear communication with the Facilities Team over work requests
  • Conducting regular quality control on facility cleanliness and notifying the Janitorial Coordinators as soon as possible of any recurring issues, unforeseen conditions, or contractor no-shows that will affect the quality or cleanliness of the facilities
  • Coordinating with other MLF Staff for additional or special janitorial needs
  • Continually monitor all equipment and supplies for proper safety requirements and inform Safety Coordinator and the CFV Property Manager of any unsafe conditions
  • Attend weekly team meetings, monthly staff meetings, and other meetings deemed necessary
  • Other Duties & Responsibilities as needed

Knowledge, Skills, Abilities & Principles

  • Commitment to serving those who have experienced homelessness and personal alignment with MLF's vision, mission, core values, and goals
  • High school diploma or equivalent
  • 5-7 years of experience in the management of janitorial work for commercial, institutional, or residential buildings
  • Ability to train (or have training provided) and manage a diverse group of contract workers with a variety of skill levels
  • Commercial Cleaning experience a plus
  • Inventory Management experience a plus
  • Must be knowledgeable about cleaning equipment and practices
  • Must be relational and have an enthusiastic positive attitude
  • Must work well in group settings
  • Strong communication skills
  • Strong organizational skills and detail oriented
  • Comfortable with holding people accountable for their work
  • Must have patience, compassion, and professionalism
  • Proficient in Microsoft 365 including Outlook, Word, Excel, and Teams, for efficient communication, documentation, and collaboration
  • Must have a valid driver's license

Work Environment & Physical Demands

  • Must be able to lift a minimum of 50 lbs.
  • Ability to stand, climb, stoop, kneel, or crouch, to reach with hands and arms, and move about the property, including a construction environment
  • Exposed to all outside weather conditions, including wet or humid conditions, fumes, airborne particles, and moving mechanical parts, equipment
  • The noise level in the work environment is usually moderate; however, some occasional high noise levels may be expected
