MORNINGSIDE MINISTRIES is Hiring a Director of Engineering and Facilities Near Boerne, TX

Job Summary:

As a key member of the Morningside Team, the Director of Engineering and Facilities will report to the Executive Director of the campus and assume a strategic role in the management of maintenance, housekeeping, laundry, security, Courtesy and Concierge staff for the organization. The Director of Engineering and Facilities will have primary day-to-day responsibility for managing each of the building's maintenance, housekeeping, scheduling, and ensuring all of our team members are meeting the needs of residents, marketing team, and overall community is at optimum functioning condition.

Essential Job Functions:

  1. To supervise maintenance, grounds, and housekeeping personnel and overall presentation of each building interior and exterior.
  2. To manage the landscaping vendor and ensure that contractual agreements are followed.
  3. To interview, hire (with Administrator’s approval), train, and terminate employees as necessary, filling out all appropriate paperwork.
  4. To host a monthly chat with residents to gauge a high level of satisfaction with housekeeping, maintenance, groundskeeping, and courtesy staff.
  5. Bi-annual internal survey with residents to ensure high satisfaction with Environmental Services.
  6. To inspect mechanical areas to ensure proper functioning and maintenance.
  7. To participate in orientation.
  8. To complete periodic personnel evaluations.
  9. To implement and monitor safety program.
  10. To maintain contact with vendors and ensure accountability.
  11. To conduct inspections with vendors on equipment and coordinate for inspections with other departments.
  12. To maintain, coordinate, and review service contracts on mechanical systems and equipment.
  13. To obtain competitive bids for capital improvements projects and ensure that the scope of work is completed.
  14. To coordinate with other department managers for special arrangements and set-up for special functions.
  15. To implement and monitor the facility preventative maintenance program;
  16. To maintain inventory of parts and supplies at proper levels;
  17. To coordinate refurbishing of apartments when vacated;
  18. To repair complex mechanical and electrical components;
  19. To pick up parts and supplies;
  20. To manage the departments monthly budget and annual capital budget on all departmental invoices;
  21. To keep careful records and tracking of warranty items;
  22. To maintain vehicles, buses and golf carts;
  23. To deal directly with residents when performing service and repair functions in apartments;
  24. To oversee the work order system to include routine updates to residents, marketing team, and general team members;
  25. Responsible for these areas: Security, Courtesy and Concierge staff
  26. To ensure that courtesy staff are well trained on proper use of camel lift
  27. To ensure that all buildings meet both state and local building codes and life safety requirements.
  28. To ensure that entire campus is prepared and routinely tested for natural disaster preparedness and other types of disasters.
  29. Other duties as assigned

Qualifications:

  1. Bachelor’s degree preferred, and/or experience in lieu of education (must have High School Diploma or GED); preferred degree in Operations Management or hospitality related field; or equivalent knowledge and skills obtained through a combination of education and professional experience that provides the requisite knowledge, skills and abilities to successfully perform the job required.
  2. Experience in the hospitality industry related to environmental services preferred.
  3. Ability to speak, read, and write English
  4. Minimum 3 years in building maintenance to include experience or completed courses in electrical, plumbing, heating, and air condition or demonstrated knowledge, skills, and abilities to perform essential functions of position.
  5. Experience in healthcare facilities management preferred
  6. Proficient in Time Management and Communication
  7. Proficient in Microsoft Office and Excel data
  8. Must have and maintain a current valid state driver’s license
  9. Prior supervisory and leadership experience preferred
