REPORTS TO: Director of Real Estate Management
SALARY: 90K - 125K DOE
JOB STATUS: Full time Exempt
HOURS: Monday - Friday; 8:30 am - 5:30 pm (Or As Required); hybrid after 90 days
GENERAL POSITION SUMMARY
The Construction Manager is an integral member of the Company's Construction Management Team, working side-by-side with other teammates, Real Estate Manager, Leasing Brokers, and others to identify and execute projects. Primary to this role is proactively identifying significant maintenance projects, working closely with brokers in the leasing process, and coordinating with contractors to gain property management and ownership support and budget for projects.
You will be primarily responsible for overseeing tenant improvement and related construction projects in excess of $5,000 and play a key role in projects that require the expected level of knowledge and expertise of this position. This role will require the utmost capability of working effectively across departmental lines in order to achieve the goals of your assigned project. Real Estate Managers, Leasing Brokers, Facility Managers and others throughout the Company will all have a vested interest in the results of your work. Clients, vendors and tenants will be the beneficiaries of your efficiency, creativity and ability to meet important deadlines. An ability to work well under pressure and with grace when under fire will make this a far more enjoyable job. Befitting such an important position, only the very well experienced and demonstrably competent need apply.
ESSENTIAL FUNCTIONS/TASKS:
  1. Read and understand documents defining project, including but not limited to Lease/Abstract, Property Management Agreement, and any associated Master Service Agreement, Contract Service Agreement, etc..
  2. Establish scope of and budget for the work through estimating including input from relevant parties; establish practical project time for tenants, and market ready improvement projects.
  3. Ensure all parties understand the project scope previous to start of design and regularly review scope and progress with Real Estate Manager and Broker for consistency with lease, client, property goals and contract documents.
  4. Assist in the selection, contracting process and oversight of consultants, architects, engineers and construction teams as necessary for each project
  5. Participate in preparation of appropriate lease exhibits.
  6. Establish purchasing procedures, and project goals for consultants, contractors, etc., and negotiate and prepare appropriate agreements for all parties necessary (client, etc.) in the execution of the work, including bid packages and contract documents and change orders.
  7. Oversee billing of construction management fees.
  8. Professional client-facing communications and deliverables are essential tasks.
  9. Ability to maintain accurate and precise reports, standardized project files, records and delivery of project progress reports for assigned properties.
  10. Provide thorough and complete analysis to the Owner of the bids received with a recommendation for selection for the general contractor.
  11. Provide detailed documentation and project cost tracking for both hard and soft costs throughout the duration of a given project.
  12. Respond promptly to emergencies and/or other vital communications.
  13. Review design details, drawings of the construction documents for constructability and cost efficiency such that appropriate scope is defined between consultants of differing expertise.
  14. Review all requests for information, change requests, etc. and where appropriate issue or have consultants issue appropriate response (directive letter).
  15. Ensure invoices are received for conformance with documentation requirements and the completion status and processed in a timely manner.
  16. Work with the Construction Management Team to maintain and increase the value of all properties by helping to create a comprehensive repair and improvement plans including but not limited to: type, vendor, client, and other categories to determine and implement time, cost, and quality improvements and efficiencies.
  17. Assist in preparation of annual budgets and business plan for properties.

Requirements
EDUCATION, EXPERIENCE, TRAINING/SKILLS REQUIRED:
  • Bachelor's degree in construction management, architecture, engineering, business, civil engineering or equivalent to appropriate four-year college program required.
  • 10 plus years project management and/or construction management experience or any similar combination of education and experience required.
  • Must be detail-oriented, analytical and computer literate with proven internal and external professional leadership skills.
  • Strong understanding of federal, state, and local building codes and regulations.
  • Knowledge and understanding of the methods, materials, tools and equipment used in building, paving, landscaping, concrete, mechanical and electrical repair and construction activities.
  • Skill in reading and interpreting blueprints, electrical schematics, architectural, and engineering drawings.
  • Professional interpersonal skills for regular communication with tenants, clients, brokers and real estate managers.
  • Experience with a CMMS / Work Order system required, Prism preferred.
  • Knowledge of, and application of principles of project cost accounting.
  • Needs to possess a positive outlook with ability to stay organized and efficient under pressure.
  • Ability and willingness to fulfill necessary tasks and projects outside of business hours when needed on an occasional basis.
  • Ability to walk, climb, kneel, lift, crawl, squat, bend, and other physical actions to perform field-related activities; including ability to lift 50 lbs; ability to comfortably scale ladder heights and commercial building roofs.
LICENSE/CERTIFICATE REQUIRED:
  • Certified Construction Manager (CCM) and/or Project Management Professional (PMP) certification strongly preferred or equivalent experience
  • Certified Safety Manager (CSM), green business certifications looked up favorably
  • Valid Driver's License
  • Licensed, insured, and registered automobile
