Director of Business Operations

As Property Manager you will be a critical member of our team, with the key role of integrating and managing the day to day property management functions of our growing firm.

Key Responsibilities:

• Leadership - Leading property teams to achieve business goals
• Communication - Ensuring that communication is ongoing & effective between our residents, vendors, team members & all stakeholders.
• IT - Understanding our property management software system & other property software integrations & keeping up to speed with emerging technologies
• Presentation - Keeping all stakeholders (team members, managers, owners and investors) informed about property progress and results achieved
• Team Work - Fostering a culture of ownership and accountability within the property team to ensure that all business goals are achieved
• Initiative - Working independently and taking the lead when challenges arise
• Planning - Ensuring plans for the current and future work are clearly laid out Problem Solving & Critical Thinking - Adapting to the ever-changing environment and reacting quickly & effectively to overcome challenges and make the most of opportunities
• Finance - Measuring and managing the efficiency of the properties to maximize productivity and deliver within defined budgets

Key Accountabilities:

• All aspects of the full resident cycle - marketing, leasing, ongoing resident support, and resident move out.
• Rents, Receivables & Payables for all properties
• Coordination of property maintenance & production planning
• Profitability through management & review of property budgets
• Resident relations, lease enforcement & overall community management
• Development & implementation of business strategies for each property in collaboration with business owners
• Customer experience and support processes
• Team & individual training, development & performance
• Preparation of business cases for capital expenditures & deferred maintenance scheduling.

• We were founded in 1997. We are Real Estate Developers and have invested millions of dollars in the purchase, renovation, development, rental and sale of multi-family and mixed use real estate in the St. Louis metropolitan area. We are scattered site and looking for a property management professional who will help bring our management arm of the company to the next level. Deep Property Management experience and knowledge of LIHTC is required.
