Newbury Residential is a fast growing, real estate investment and property management company. We primarily purchase multifamily assets, and look to add value through renovations and property upgrades. We are on the hunt for a passionate District Operations & Construction Manager who can oversee the day-to-day maintenance at multiple properties while leading projects throughout the portfolio.

We are looking for someone who has experience working hands on in the construction industry and also someone with leadership abilities who can build a team of likeminded individuals to help reposition our properties in the most efficient way possible. The position will combine project management, team leadership, procurement and vendor management. You must have a demonstrated ability to build, develop and lead a team.

The position will oversee the day-to-day apartment turns, maintenance requests, emergency maintenance repairs, and multiple interior and exterior projects throughout their regional portfolio. They will be required to hire and/or develop team members at every property to achieve our productivity goals. The Regional Operations and Construction Manager position is a traveling role that will require travel up to 75% of the time.D

Key Responsibilities

• Train onsite team
• Assist in hiring effots and recruitment
• Coordinate turnover of vacant apartments and perform any required maintenance
• Ensure completion of all service requests
• Fill in for key maintenance positions that are open when sites need additional assistance or coverage
• Perform onsite property condition audits to identify deficiencies
• Coordinate with vendors to complete contracted work
• Be available by phone and email as a resource for onsite teams with operational questions
• Ensure communities are following all Safety/OSHA policies by staying up to date on related laws and requirements ensuring community compliance
• Complete an Equipment/Tool Inventory Log for all communities
• Develop systems and processes as well as best practices for the overal appearance of the community, make-readies, work orders, emergencies, and training
• Mentor Maintenance Supervisors on managing and leading their teams
• Conduct new maintenance employee onboarding
• Provide continual support and feedback to all maintenance employees

Job Requirements

• Minimum of 3 years of Maintenance Supervisor experience
• EPA and CPO certification is required
• Demonstrated ability to perform all onsite maintenance roles
• Ability to train, develop, lead and mentor
• Superior written and verbal communication skills
• Must have the ability to provide verbal and written feedback to team members
• Extremely computer and technology literate
• Results-oriented with the ability to balance all business considerations and maximize overall profitability
