North Smithfield School DepartmentPosition Title: GENERAL MAINTENANCE TECHNICIANReports to:Facilities ManagerApproved:Superintendent of SchoolsReviewed/revised:May 2024SALARY & WORK SCHEDULE:Per NSASSP Contract. Twelve-month position.MINIMUM QUALIFICATIONS:1.Must be a self-starting individual who can organize, create maintenance schedules, and maintain a preventative maintenance program for all buildings.2.Familiarity with SchoolDude or other workorder system a plus.3.Available to respond to emergency situations during the workday or after hours for purpose of immediate safety concerns.4.Willingness to be on-call as needed.5.Basic knowledge of motors and drive systems.6.Perform preventative maintenance on pumps, motors, air handlers, fan coils, piping, etc.7.Ability to estimate materials and/or equipment needed to complete projects to include any, and all cost estimates.8.Basic electrical troubleshooting knowledge to include electrical motors9.Must be familiar with or become familiar with plumbing, heating and air conditioning, state & local codes for the public as necessary.10.Basic knowledge and ability to read and interpret schematics & symbols, instruction manuals, blueprints, wiring diagrams and other documents describing building design, heating equipment, piping, mechanical equipment, controls related to building environment management, and other school-owned equipment.11.Physically able to safely perform the various tasks required in accordance with OSHA regulations.12.Ability to operate facilities equipment and vehicles to include snow removal vehicles and equipment. 13.Must be competent in troubleshooting, maintaining tools, power equipment, making repairs and adjustments to engines and other related mechanical equipment. Must be able to distinguish noises or other unusual sounds and vibrations that could cause injury or damage to the equipment if not checked and repaired immediately.14.Ability to perform duties with the least amount of supervision and to recognize the potential dangers of operating machinery in the vicinity of students, or other groups. It is essential that each piece of machinery be known for the type of danger or threat it can create when in operation to both the operator and bystanders.15.Must be able to perform a variety of duties, often changing from one task to another of a different nature, without loss of efficiency or composure.16.Perform general building maintenance as assigned or requested.17.Ability to assist other facilities department staff as requested. 18.Ability to relate with students, teachers, colleagues, and the public.19.Good organizational and communication skills.20.Demonstrates courtesy and professionalism in all communications as well as cordial and effective relationships with the public.CONTINUING EDUCATION/TRAINING•Must train with current service providers or staff on school equipment during or after the work day, as required. •Must complete the facilities management training modules according to a selected time frame and grade, if required. PERFORMANCE RESPONSIBILITIES:1.Heating Equipment: •The General Maintenance Technician will perform / assist in performing all routine maintenance tasks relative to the operation of building heating and cooling equipment, including, but not limited to, boiler efficiency checks, water treatment, circulation pumps, valves, controls, compressors, and heat distribution equipment. •Provide technical assistance to maintenance and custodial personnel with respect to the operation and maintenance responsibilities of those individuals. •Must be available to work beyond normal working hours, when notified by the Facilities Manager or his/her designee, to an emergency such as “no heat” conditions.2.Other School Equipment: The General Maintenance Technician will perform and provide technical assistance for the routine maintenance and repair of other school-owned custodial, maintenance equipment, and vehicles where his/her expertise is required in concert with other schools.3.General: •Will perform and/or provide to other custodial and maintenance personnel, technical assistance in the performance of maintenance tasks so they may be successfully completed in an efficient and cost-effective manner. •Be available beyond the work day and be flexible with normal working hours in response to an emergency or situation that is best completed when no students are in class/school, as determined by the Facilities Manager or his/her designee.•Must be available to report to work during storms and/or be available and on-call when required by the Facilities Manager.•Assist facilities staff as requested to include, but not limited to, plumbing, painting, snow removal, building maintenance, carpentry, cleaning, courier duties, and grounds maintenance, to include ball field preparations.•Police buildings and grounds at all times to maintain a neat appearance.•Prune trees and trim shrubs, weed shrub beds, collect and dispose of leaves, to promote growth, and improve appearance, as required.•Sweep and maintain sidewalks of sand and debris, as required.•Maintain grounds at the Administration Building, as required.•Perform other duties as assigned by the Facilities Manager.4.Evaluation Maintenance:•Ability to work alone and in concert with others, including vendors and other school personnel. •Provide direction and assistance to co-workers in the performance of maintenance tasks.5.General Maintenance: Expected to perform general maintenance work as required/requested.ENVIRONMENTAL CONDITIONSEnvironmental conditions are a means of describing the physical surroundings of a worker in a specific job. Frequent exposure to hot, cold, wet, humid, or windy conditions, caused by the weather.
