Job Title: Project Manager

Job Summary: The Project Manager is responsible for our "Prime Mechanical initiative" providing overall project management, focusing on larger, multi-trade mechanical projects ranging from $250,000 to $7.5 million. This role involves complete oversight of construction projects, from bid preparation through final client acceptance, ensuring compliance with Notch and customer requirements. The Project Manager will act as a liaison with clients, provide technical assistance, and ensure projects are executed within budget and on schedule. This position reports to the VP of Estimating and Project Management and requires the ability to manage, document, and complete projects efficiently and cost-effectively.

Essential Functions and Responsibilities:

  • Client Interaction: Assess project scope of work and resources required; maintain customer relationships and represent the company in meetings.
  • Subcontractor Selection: Understand and identify each subcontractor's scope and capabilities to assist the estimator with developing list of qualified sub-bidders to meet project needs.
  • Estimating and Budgeting: Provide input during the estimating phase and review the final estimate for project execution; monitor construction to ensure it aligns with design, budget, and schedule. Responsible for project financial oversight, budget tracking, and direct profit and loss responsibility.
  • Measurement and reporting: Provide timely, accurate estimates of physical work completion, costs remaining to complete, and anticipated contract changes utilizing standardized tools and reporting methods, and document costs of changes and delays.
  • Project cash flow management: Understand each contract's billing terms while working with the billing administrator, maximize cash flow by billing timely in alignment with project progress and obtaining change orders promptly.
  • Project Scheduling: Develop, maintain, and manage multi-trade electronic project schedules throughout the project's duration.
  • Site Management: Manage and direct site superintendent/crew leader to ensure on-time, on-budget completion; set project site expectations and goals.
  • Technical Support: Provide interpretation of drawings and specifications, construction method recommendations, equipment selection, and troubleshooting for craft supervisors.
  • Material, Equipment and Subcontractor Buyout: Procure materials and equipment, and buyout subcontractors. Perform bid leveling, negotiate subcontracts and issue purchase orders.
  • Job Meetings: Facilitate multi-trade onsite project meetings.
  • Contract Management: Review, initiate, and maintain contracts, extra work estimating, and change orders; verify code, construction drawings, and specification compliance.
  • Documentation: Prepare, disseminate, and maintain all required documentation such as status reports, punch lists, sketches, material calculations, etc.; maintain project documentation.
  • Safety & Quality: Develop and ensure compliance with site specific construction safety and QC plans in collaboration with estimator and field operations, as required to meet contract requirements and customer expectations.
  • Other Duties: Perform additional assignments as directed by the supervisor and maintain responsibility for project profitability.

Functional Requirements:

  • Communication Skills: Excellent verbal and written skills.
  • Organizational Skills: Strong project management and organizational abilities.
  • Technical Proficiency: Proficient in Windows environment including Word, Excel, and MS Project. Strong working knowledge and application utilization of Procore and StructShare preferred.
  • Construction Documents & Contracts Knowledge: Strong working knowledge of contracts and construction law. Able to read and understand construction drawings and specifications.
  • Multi-trade Knowledge: General understanding of means and methods, safety practices, quality requirements, codes and standards for the major trades including mechanical, electrical, steel, equipment installation & rigging, concrete, and excavation.

Education and Experience:

  • Education: BS in Engineering, Business Management, Project Management, or Construction Management preferred.
  • Experience: 8-10 years of heavy industrial or mechanical construction management experience. Additional trade construction experience a plus.

Physical Requirements:

  • Able to access active construction sites, including remote areas via ladders, tunnels, and crawlspaces.
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift fifteen pounds.
