Senior Accountant

Gainesville, VA – 5 days in the office

Salary Range: $90,000 - $105,000 / year

My client is a leader in the real estate investment, development, management, and leasing of top tier real estate assets. They have currently expanded to the Northern Virginia area, and expanded into the Data Center world. This position would be the only Accountant for this new location, and lead the function for this location, and take over more responsibility for the continued expansion in the DMV area.

GENERAL DUTIES AND RESPONSIBILITIES:

  • Management of the day-to-day fiscal activities of assigned operational and development projects. Will be responsible for general accounting and job cost reporting, operations analysis, financial statement preparation and budget management in accordance with GAAP for multiple projects during various stages of development and operations.
  • Provide information and direct input in major fiscal activities, including business planning, budget preparation, financial planning.
  • Preparation of Cash flow models, distribution, and contribution calculations for all owners quarterly and other if/then analysis as needed.

SPECIFIC DUTIES AND RESPONSIBILITIES:

Development:

  • Draws – Prepare draw submittals and invoice coding from project manager. Review monthly draw requests and ensure lender/investor compliance.
  • Reports – Prepare monthly project cost reports; budget adjustments as needed with project manager and quarterly financial statements to partners & lenders
  • Prepare – cash reconciliations, development cost & payables to the general ledger; track contracts to invoice payments; perform budget reviews by line item with project manager

Operations:

  • Assist in preparation of the monthly operating report with variance explanations and cash analysis.
  • Collaborate on the preparation and review of annual budgets.
  • Assist with the external audit process and ensure deadlines are met and issues resolved with the auditor in a timely fashion.
  • Prepare balance sheet reconciliation preparation and posting of monthly journal entries to book proper revenue and expense accruals, review re-class and close entries with the project manager and close out the month in preparation for the monthly report.
  • Collaborate to prepare the annual escalation reconciliation schedules as required per tenant lease agreement.
  • Maintain a report preparation calendar by task and responsible party to ensure timely processing of reports.
  • Review leases and amendments to determine appropriate billing, straight line rent, operating expense administration and proper setup in accounting software.
  • review new tenant set up and review all maintenance within accounting software for all tenant leases.
  • Prepare sales tax and ensure payments are made timely.
  • Prepare the monthly tenant rent billing timely (including obtaining Property Manager approvals and printing rent statements).
  • Prepare monthly accruals.

CRITICAL QUALIFICATIONS:

  • Accounting Degree
  • Must have practical real estate accounting experience
  • Must have a strong understanding of accrual/ cash basis accounting
  • Must have experience in lease administration including operating expense reconciliations
  • Yardi experience strongly preferred
  • Must work independently and possess excellent problem-solving skills
  • Must be able to read and interpret and ensure compliance with legal documents (Development, Lease, Property Management documents and Loan Agreements)
  • Must be able to exercise excellent time management skills and meet deadlines consistently
  • Must have excellent communication and interpersonal skills to interface with Senior Management and internal clients
