Role Description

Ocean Land is seeking a highly skilled and experienced Director of Finance and Accounting to join our team. The ideal candidate will have a strong background in finance and accounting, with specific experience in the real estate development industry. This role will be responsible for overseeing all financial aspects of the company's affiliated real estate projects, ensuring accuracy, compliance, and efficiency. This is an opportunity to be part of the next generation of leadership at Ocean Land and work with senior leadership as an integral part of the core executive team.

Responsibilities:

1. Financial Planning and Analysis:

· Develop and maintain financial models for ground-up multi-family projects, including cash flow projections, budgeting, and forecasting.

· Analyze project feasibility, profitability, and risk factors to inform decision-making processes.

· Provide insights and recommendations to senior management regarding financial strategies and investment opportunities.

2. Budgeting and Cost Management:

· Collaborate with project teams to develop project budgets and monitor expenses throughout the development lifecycle.

· Implement cost control measures to optimize project profitability while maintaining quality standards.

· Identify cost-saving opportunities and efficiency improvements across all aspects of project development.

3. Financial Reporting and Compliance:

· Prepare timely and accurate financial reports, including income statements, balance sheets, and cash flow statements, for internal and external stakeholders.

· Ensure compliance with accounting standards, tax regulations, and other financial requirements.

· Coordinate with external auditors and tax advisors to facilitate audits and tax filings.

4. Treasury and Cash Management

· Manage cash flow, liquidity, and banking relationships for the company and affiliate projects.

· Implement strategies to optimize cash utilization, minimize financing costs, and mitigate financial risks.

· Manage debt financing activities, including active participation in loan negotiations, and oversight of debt service management and covenant compliance.

Qualifications:

· Bachelor's degree in Finance, Accounting, Business Administration, or related field; MBA or CPA preferred.

· Minimum of 7 years of progressive experience in finance and accounting roles, with significant exposure to real estate development or construction industry.

· Proven track record of financial analysis, budgeting, and financial reporting.

· Strong understanding of real estate finance concepts, including development pro formas, capital structuring, and investment analysis.

· Proficiency in financial modeling, Microsoft Excel, and accounting software (e.g., Quickbooks)

· Excellent communication and interpersonal skills, with the ability to collaborate effectively with stakeholders at all levels.

· Ability to thrive in a fast-paced, entrepreneurial environment and adapt to changing priorities and deadlines.
