JOB TITLE: Head Custodian

Reports to: Manager of Buildings & Grounds

Hours: 6:00 a.m.-2:30 p.m., two 15-minute breaks, one 1/2-hour lunch break

JOB PURPOSE SUMMARY: To perform maintenance and operational tasks. Responsible for routine guiding of the maintenance/operational daytime employees as well as other custodial staff members assigned to the building. Responsible for making sure the daytime custodial operation operates smoothly and that the assigned work gets completed. Also responsible for communicating any special daily needs to the night shift.

ESSENTIAL DUTIES AND RESPONSIBILITIES: The duties described below are indicative of what the Head Custodian may be asked to perform. Other duties may be assigned.

1. Responsibility for maintaining cleaning and general appearance of school building, including the following:

PERCENT OF SHIFT

A. Mop floors 0-33%

B. Collect and remove garbage 0-33%

C. Strip, wax and buff floors during summer 67-100%

D. Move furniture or athletic equipment and

set-up bleachers or risers 0-33%

E. Set-up for hot lunch and cleanup 0-33%

F. Snow removal during winter (snowplowing) 0-33%

G. Remove ceiling tiles during summer 67-100%

H. Clean bathrooms and locker rooms 0-33%

2. Responsibility for completing preventive maintenance, repairs and performing miscellaneous work orders, including the following: (0-33% of shift)

A. Boiler care:

General operation - inspection and blowdown

Safety devices

Flushing System

Etc.

B. Carpentry:

Furniture repair

Replacement of ceiling/floor tiles

General Carpentry

Aid carpenter

Etc.

C. Electrical:

Change bulbs using ladders or an aerial lift

Change face/outlet plates

Change simple ballast

Repair electrical cords

Aid electrician

Etc.

D. General preventative maintenance:

Repair broken windows

Plaster cracks/patching

Door closers

Locker maintenance

Equipment maintenance

Routine repairs

Etc.

E. Painting:

Varnishing/refinishing

Field marking

General painting

Summer paint crew

Etc.

F. Plumbing:

Clogged drains

Repair leaky faucets

Valve repair/replacement

Etc.

G. Shipping and Receiving:

Maintain accurate records

Clerical tasks

Deliver packages within school

3. Responsibility to perform all other duties necessary to the position as assigned.

SKILLS AND ABILITIES:

1. Technical Skills: The individual must possess the following:

A. Knowledge of proper cleaning and maintenance procedures.

B. Skills necessary to operate such equipment as snowblowers, mowers, cleaning scrubbers, vacuums, etc.

C. Working knowledge of all mechanical equipment and service systems in the building.

D. Fundamental knowledge of plumbing, electricity, and carpentry and the skills necessary for basic maintenance in those areas.

E. Fundamental painting, wallpapering, and plastering skills.

F. Working knowledge of current technologies and ability to change with the fast passed technology upgrades as they apply to custodial operations. Examples: Facility scheduling software, building automation systems, preventive maintenance software, work order processing, access controls, and true-time / time off software.

G. The capability to learn the job easily and comprehend all training procedures.

H. The ability to operate and make routine repairs to custodial equipment.

I. Fundamental knowledge of cleaning supplies, their uses and applications.

J. Fundamental knowledge of building maintenance and general repairs: i.e. locks/lockers, doors/door closers, window replacement, etc.

2. Organizational Skills: The individual must possess the following

A. Ability to lead and oversee the work of others.

B. Ability to organize time: i.e., be able to work on one-time-only tasks as well as ongoing tasks, while at the same time handling interruptions, etc.

C. Ability to establish priorities: i.e. recognize tasks that need to be done and do them without supervision, and anticipate the needs and requirements of foremen/principals.

EDUCATION and/or EXPERIENCE:

A. High school graduate desirable.

B. Certificate of completion of low pressure boiler training is required and must be obtained within one year of start of position.

C. Knowledge and understanding of cleaning and maintenance of schools or other institutions.

D. An understanding of proper standards for cleanliness, maintenance, and safety of public facilities.

E. Prior experience desirable.
