Octagon Talent Solutions is seeking experienced Senior Project Managers who will lead on-site administration to guarantee compliance with project requirements regarding budget, quality and schedule. Working alongside the design partners, subcontractors and owners, the Senior Project Managers will also manage daily contract administration, coordinating shop drawings, procurement, commissioning, and weekly jobsite coordination meetings.

Enforcing contractor and subcontractor safety programs, these dynamic Project Managers will monitor and optimize project schedules/curves, as well as ensuring appropriate budget review and project cost management to ensure budget compliance. RESPONSIBILITIES:

  • Manage two to three job sites with four-five reports including Project Manager and Superintendent on each site.
  • Participate actively in all pre-construction services and engineering sessions.
  • Review Owner's expectations/criteria and coordinate with design team and owner.
  • Identify key subcontractors, promote/participate in partnering sessions, investigate site and identify long-lead items.
  • Review and approve bid packages, and schedules and create site utilization plan.
  • Conduct pre-bid conferences, identify project staffing requirements and provide value engineering ideas.
  • Manage project financials, analyze jobsite expenditures and identify financial ability of subcontractors to perform.
  • Prepare revenue projections and manage cash flow.
  • Develop and maintain financial reports, and set up project schedule of values.
  • Prepare and process monthly owner's requisitions.
  • Manage change order process, assist in loss-control management, enforce company bonding and insurance policies, and interpret owner contracts and develop scopes of work.
  • Review budgets and scopes with estimating, develop purchasing schedule, obtain insurance and bonds, and mobilize onto a site.
  • Review and distribute detailed project schedules, resource-loaded schedules, and look-ahead schedules.
  • Recruit jobsite staff, provide professional development of staff, conduct evaluations, and promote employee morale.
  • Administer document control RFI process, prepare monthly reports, develop and implement crisis management plan, maintain project management computer system, obtain home office approvals for waivers of policy, and enforce company policies.
  • Manage field operations, conduct trade preconstruction meetings, coordinate subs, vendors and permit inspections, and maintain sub relationships.
  • Implement safety and QC program, manage daily clean up and rental equipment, and perform daily jobsite walks.
  • Promote client relations and interact regularly with the owner. Participate in client-promoted activities and comply with client needs.
  • Manage project closeout and post-construction services.
  • Obtain and deliver warranties and transfer Attic Stock, demobilize field operations, collect final payments and deposits, and close out subcontracts.
  • Participate in company-sponsored events, task team committees, industry-related organizations, and college/general recruiting activities.
  • Participate in training programs, continuing education, seminars, and conferences.
  • Perform other related duties as assigned.

REQUIREMENTS:

  • Hold a Bachelor's degree in construction management, engineering or a related discipline
  • Have a minimum of 3-5 years' experience as a Senior Project Manager in the Construction Industry
  • Be proficient in computer skills, including the use of construction project management applications
  • Possess strong communication and interpersonal skills to effectively communicate with owners' representatives, the engineering team, building departments and other team members
  • Have strong leadership skills, which includes coaching, mentoring and building motivated teams
  • Demonstrate highly developed project management finance skills.
