Job Overview:
Ono Hawaiian BBQ is seeking to hire a Project Lead who will oversee the planning and design of our restaurants and various real estate properties. This person will ensure all development due diligence, entitlement and design requirements are met. You will be part of a team that assists with the construction of our restaurant locations from the beginning stages of due diligence and planning all the way through the final stages of construction.
This person shall be able to design, read and understand construction plans, and can work effectively both independently and as part of a team. You should be well organized and can multi-task.
Responsibilities:
The responsibilities listed here are not all-inclusive; they indicate the types of activities usually performed by this position. The successful candidate will be able to demonstrate core competencies in the following areas:
  • Oversee the planning and design of restaurants and a portfolio of properties.
  • Ensure the due diligence are met, such as reviewing title and surveys for easement, setback, parking, restrictions, etc.
  • Oversee the entitlement of each project to ensure that our use (including drive thru facilities), design and operation meets our requirements, and obtain the necessary permits and licenses on a timely manner.
  • Meet the development schedule per the Lease, Purchase contract or company requirements.
  • Manage the progress and communication with other parties including Landlord, outside consultants (Architects, Attorneys, Engineers) and other in-house team members.
  • Understand the scope of work and contract documents including drawings, specifications, designs, and contracts.
  • Update existing prototypical designs for various restaurant models for the brand.
  • Create and update specification book for design, furniture, fixture, and equipment.
  • Create and design architectural plans, with the most optimal design configurations. To meet the companies brand standards, operational requirements, landlord requirements, and regulatory agency requirements.
  • Compose signage packages for landlord approval and coordinate with signage vendors for permit submission, fabrication, and installation.
  • Communicate effectively with all parties to complete various phases of the project and ensure that projects are completed with minimal disruptions and delays.
  • Review projects to ensure that the current set of designs reflects the latest company standards.
  • Prepare and modify architectural documents, elevations, sections, details, renderings, etc.
  • Manage and work with consultants to create and update the mechanical, electrical, plumbing, structural, civil, landscaping, and other engineering.
  • Review project proposals or plans, to determine the time, funding limitations, and procedures for accomplishing the project.
  • Prepare contracts and negotiate the revisions. Maintain the changes, to be in accordance with the A.O.R., consultants, contractors, sub-contractors, and other vendors involved with the project plan.
  • Assist with entire stage of construction until project completion.
  • Attend on-site visits, field reviews, and project meetings to help resolve project issues.
  • Answer RFIs in a timely manner relay issues back to the architect or engineer.
Qualification/ Education:
  • Bachelor’s degree in design, Architecture, or a related field required.
  • Architectural License is a plus.
  • Minimum 5 years of architectural design and construction experience (in a retail/hospitality environment preferred)
  • Strong knowledge of restaurant design and engineering
  • Strong knowledge of construction, architectural, structural, civil, landscaping and MEP documents
  • Strong knowledge of Arizona and California building codes and ADA standards
  • Proficient in
