monitor condition of property, facilities and equipment and identify maintenance needs
develop and implement schedule for regular maintenance and upkeep of property
develop, implement and monitor strategies for continuous improvement in equipment reliability and effectiveness
develop, implement and oversee the preventative maintenance process to ensure reliability and effectiveness
research and implement best practices for facility maintenance and repairs
apply knowledge of new technology and industry trends to improve maintenance processes
develop and implement audit program for mechanical systems
undertake corrective action resulting from system audits
assist in planning and monitoring of maintenance and capital improvement projects
schedule, assign tasks and duties to staff and oversee their work
performance manage maintenance staff including evaluation, training and development, coaching and feedback
ensure maintenance team's compliance with all relevant regulations, policies and procedures
establish and maintain safe work procedures and practices
monitor and maintain established quality standards for all processes
provide input into preparation of annual maintenance budget and prepare budget requests
monitor costs and expenses to meet budget goals and ensure optimal cost effectiveness
coordinate and administer vendor contracts
coordinate and manage support from external service providers
oversee inventory of parts and materials
provide regular reports on status of maintenance and repairs
ensure compliance with local, state and federal regulations and guidelines
Manage and own equipment effectiveness through the use of KPI's
Meet goals and objectives for machine uptime
Other duties as assigned
