This is an exciting opportunity to join our team! Pacific Heritage Realty & Management is looking to fill an experienced Maintenance Technician position for a 150 unit newly constructed apartment property. We seek talented and driven individuals willing to work and grow with us as we continue to bring on new properties and opportunities.

The Position

The Maintenance Technician will maintain the physical condition and appearance of the community and be responsible for all maintenance throughout the property. This position is accountable for identifying problems, completing service requests, and making repairs in order to maintain the material and aesthetic condition of the community and the living experience of our residents. The individual will report to the Property Manager and will work effectively with the team to ensure the efficient and professional maintenance of the property.

Job Requirements:

  • Minimum 5 years in property maintenance
  • Extensive knowledge of general repairs, appliances, HVAC, plumbing and electrical
  • Competency to work with building systems (life and safety, fire alarm, sprinkler, pool equipment, etc.)
  • Must have interpersonal skills to interact with employees, vendors and residents in a pleasant and professional manner
  • Understand, apply and comply with all company policies and procedures
  • Physical stamina to handle a full shift of being active, routinely going up stairs, and working on the building
  • Effective communication skills – both verbal and written

Responsibilities

  • Perform general and emergency maintenance tasks including but not limited to work orders, unit turns, maintaining grounds, curb appeal, clubhouse, amenities and other common areas
  • Develop and implement preventative maintenance procedures as well as periodic quality checks
  • Monitor and maintain inventory records
  • Ability to procure, negotiate, assess, interact with and oversee onsite vendors
  • Maintain work records and daily logs within property’s management software (Entrata, Yardi)
  • Attention to detail to ensure that all jobs are completed in an exemplary manner, with high level of customer services, and quick resolution of any potential hazards and liabilities
  • Assist Property Managers and Maintenance team to prepare for resident events, onsite inspections, and warranty processing as needed
  • Perform maintenance skills training and onboarding for new service technicians
  • Document, photograph and maintain records of damages/work orders
  • Property walks, identifying safety hazards and liability items, as well as the curb appeal of the property
  • Willingness to work with a team to achieve property and management company’s goals and standards
  • Comply with Local, State, and Federal Fair Housing Laws
  • Available to be on-call and work weekends, holidays, and evenings
  • Willingness to work between multiple residential properties within the Ventura/Oxnard community

Qualifications:

  • High School Diploma or equivalent
  • Valid Driver's License and Automobile Insurance
  • Ability to read, write and speak English
  • Experience using management software is preferred

Salary: Based Upon Qualifications and Experience
