Learn more about PVA at PartnerVal.com SummaryWe are seeking a personable, detail-oriented, and organized hospitality or real estate professional who has a passion for both people and numbers. Building upon an understanding of the hotel business and operations, the day-to-day role would involve independently conducting thorough research and financial analysis for various types of hotels and other hospitality-related assets. Specifically, the analyst will conduct research and interviews to understand the local market, conduct a supply and demand analysis, prepare revenue and expense forecasts, and use models to derive a value under supervision. The analyst will also maintain the property database with sale and lease comparables, as well as help prepare appraisal reports with assistance from senior valuation professionals. Responsabilities And Duties
Perform property inspections and interview subject property management, with field research and travel as necessary
Conduct detailed market research and analysis to understand supply and demand trends and competitive positioning of assets to complete forecasts
Communicate and build relationships with property owners, management companies, developers, city and county officials, investors, and lenders to gather necessary information, stay abreast of trends, and provide insight
Conduct appraisal research and analysis on market data and comparable transactions
Value real estate assets utilizing a multitude of approaches including a discounted cash flow analysis, direct capitalization, rooms revenue multiplier, or sales comparison approach
Use local insights and expertise to deliver accurate, reliable, and prompt valuations
Prepare valuation reports as per client need and request while fostering relationships through effective communication and collaboration with internal and external stakeholders to come to the best outcome
Take professional education classes towards appraisal licensure
Assist in the preparation of presentations and reports for clients and senior leadership
Ensure compliance with all relevant appraisal standards, regulations, client policies, and company procedures
Qualifications
1 – 3 year’s professional services or real estate background
Bachelor’s degree from four-year university. Preferred (but not required) majors would include: Real Estate, Finance Hospitality Management, or a related field
Active Trainee General Appraiser License or higher, required
Hospitality operations experience and/or real estate experience preferred
Strong written and verbal communication skills, with the ability to present complex information clearly and concisely
Ability to self-manage multiple projects at once in an organized fashion
Excellent analytical and quantitative skills, with a proficiency in financial modeling and valuation techniques
Strong Microsoft Word and Excel skills, proficient PowerPoint and other Microsoft Office Suite skills.
Interpersonal skills to work within a team and build industry relationships
Physical Requirements
Must be able to travel to asset tours
Must be able to communicate clearly in person, over the telephone and via emails
Visual acuity adequate to perform job duties, including reading information from printed sources and computer screen
