Pawtucket School Department is Hiring a Chief of Operations and Facilities Near Pawtucket, RI

A Chief of Operations and Facilities is responsible for the non-academic operations of the school district, and should be an effective leader who has an impressive attention to detail. Duties include managing building infrastructures and managing all aspects of facility’s operations. Additional responsibilities include budget management, facility planning and building system maintenance. This position keeps the facility running smoothly and safely based on its intended use. They oversee departments such as facilities, transportation, food services, and safety and security, and ensure the efficient daily operations of the school. They also work to ensure that contractual and regulatory requirements are met, and that resources are managed effectively. The Chief of Facilities and Operation reports directly to the Superintendent of Schools.Exemplary Duties and Responsibilities:●Create and monitor the facility’s budget.●Schedule and manage routine maintenance on all building systems.●Mitigate risk and oversee safety and security.●Inspect the facility routinely to look for issues.●Oversee all contractors that work with the facility.●Ensure the facility complies with relevant laws, regulations and safety standards.●Handle long-range planning to support future needs and growth.●Help with plans for renovations, additions or new buildings.●Oversee the Maintenance Team which includes Electricians, HVAC Techs, Plumbers and general maintenance.●Manages all custodial staff.●Request intake and work order management, delegation of work, and tracking of completion.●Review and approve estimates, purchase orders, invoices, pay apps, and lien releases on a daily basis.●Manage and inspects work of contractors and agencies.●Communicate the status of projects throughout the build process with all pertinent parties.●Oversee departments such as facilities, transportation, food services, and safety and security, and ensure the efficient daily operations of the school. ●Establish supply chains, stay up to date on building codes and regulations.●Oversee all on-site construction processes, solve problems, and ensure safety.●Manage subcontracting staff, and serve as a point of contact among the City of Pawtucket, the school department and construction staff.●Ensures the structure has all of the design and construction elements needed for a stable and secure final product.●Adept at communicating effectively through email, text, phone calls, and face-to-face communication professionally and appropriately.●Contract negotiations for facilities related scopes. For example, Elevator Maintenance, Fire Systems Maintenance, and Monitoring.●Apply for Permits, attend inspections with local government agencies.●Oversee annual facilities site audits.●Responsible for budgeting annual capital projects and maintenance.●Provide direction for 3rd Party and In-House Preventative Maintenance Plans.●Work with Purchasing and Operations teams to RFP and contract service related vendors leveraging our national footprint. Examples include, Landscaping, Fire Systems, Elevators, Pools, and Parking Lot Maintenance.●Develop and oversee scheduling and deployment of required inspections for Fire Safety Systems and Elevators.●Provide support during company development activities including acquisitions, dispositions, and new builds.●Prepare assets for natural disasters and emergencies.●Comply with Fire Systems Inspections, Repair, Upgrades and Fire Systems Monitoring.●Design and Maintain online Asset Database. Cataloging equipment purchase date, serial, model numbers, warranty information and end of life projections.●Recommend annual and long-term Capital plan for each site.●Setup project management tracking for execution of approved budgeted projects.Is Knowledgeable of: ●Candidates MUST HAVE a strong background in maintenance operations of properties.●General knowledge of all construction phases and local building and safety codes.●Must be able to read blueprints.●Basic knowledge of electrical, plumbing, carpentry, air conditioning, and kitchen equipment.●Possess a strong knowledge and operational skills with Life Safety systems, wet and dry, fire pumps, and controls.●Knowledge of building management systems and work order software.Skilled at: ●Ability to work in a fast-paced, deadline-oriented environment.●Great attention to detail.●Ability to quickly identify and resolve problems.●Excellent communication skills, both written and verbal.●Excellent PC skills (Excel, Word) and internet online reporting; skill in preparing and maintaining records, writing reports and responding to correspondence.Job Qualifications:●Undergraduate degree required. Master’s degree preferred in public administration, business or related field.●3-5 years management experience of a multi-site properties.●3-5 years’ experience in a supervisory capacity.●Sitting, standing, walking, bending, climbing stairs, kneeling, and lifting up to 50 lbs.Compensation and Benefits: ●Full PSD Benefit Package●40 hours per week/12 months per year●Work varied shifts, including weekends and holidays.
