PEM REAL ESTATE GROUP is Hiring a Property Manager-Arrowood Farms Near Clarksville, TN

We are looking for an experienced Property Manager to manage one of our beautiful properties to add to our work family team. We are a mid-sized national property management company with a fun environment.

Property Managers are responsible for all phases of the operation of an assigned property, including, but not limited to, the general appearance and upkeep of the physical site, overall supervision of all personnel, occupancy, andoperational and financial performance.

ESSENTIAL JOB FUNCTIONS:

  • Supervision, maintenance, and operations of the property is within the constraints company policies/procedures and approved budget.
  • Hiring, motivating, training, and directing the activities of all on-site team members.
  • Maintaining occupancy goals.
  • Assuring that a maximum level of customer service is rendered to residents.
  • Must have Yardi experience.

CUSTOMER RELATIONS:

  • Receive, investigate, and resolve resident concerns. Meet with new residents and thoroughly explain their rights and responsibilities. Where applicable, coordinate social programs or other activities.
  • Perform daily grounds inspections. Identify any problem Assets, address all Assets of concern with the property manager and maintenance supervisor, and ensure the discrepancy is immediately corrected
  • Walk model units and tour path each morning; ensure model is clean and orderly, must use aromatherapy.
  • Draft and deliver renewal letters per the renewal program.
  • Receive, investigate, and resolve resident concerns. Meet with new residents and thoroughly explain their rights and responsibilities.
  • Coordinate resident retention functions (renewal parties, special events, etc.).

PROPERTY MANAGEMENT:

  • Ensure daily Yieldstar pricing is accurate by checking the demand forecast chart, recent effective average and the market. Review lease compliance reports for accuracy. Ensure all matrixes and quotes are attached in Yardi immediately upon guest card being created. **Must have Yardi experience.**
  • Ensure all daily activity in property entered into Yardi; to include move ins, move outs, renewals, notices and new leases.
  • Perform move-in and move-out inspections.
  • Oversee Deposit Accounting Processing, to be completed within five days of move out. Including preparation and submission of move-out statement and disposition paperwork to facilitate final security deposit refund or charges to resident.
  • Conduct weekly prepaid rent audit.
  • Collection of monthly receipts: Establishing and maintaining a solid collection policy in conformance with applicable local, state, and federal rules and regulations, and company policies. Oversee preparation and delivery of 5 day and 30-day notices. File delinquent renters with the attorney, per local directive, to minimize collection losses. After 30 days, submit all remaining delinquencies to applicable collection agency.
  • Maintain current delinquency less than 1% each month of billed revenue; actively pursue all aged delinquency.
  • Conduct marketing analysis as directed by Asset Manager. Draft and implement marketing plan as directed by Asset Manager.
  • Reports and paperwork: Preparation of all required and assigned reports, on a daily, weekly, or monthly basis as assigned. Ensure all reports are accurate and submitted prior to deadlines.
  • File maintenance: Establish and maintain complete files of correspondence, documents, and unit maintenance files.
  • Oversee and complete a file audit twice a year: once in January and July.
  • Perform security deposit audits as required.

EXPENSE MANAGEMENT:

  • Manage purchases required to maintain normal operations.
  • Complete periodic spare part/appliance inventory audit.
  • Approve all purchases and verify that all supplies or services are ordered properly.
  • Receive and review all purchase quotes (services and material), issue purchase orders, receive material/services against the purchase order and submit invoices for payment to accounts payable.
  • Review expenses on a monthly basis and take the necessary steps to maintain costs within the budget.
  • Other duties as assigned.

EMPLOYEE RELATIONS:

  • Daily supervision of all on-site personnel
  • Maintain employee files, attendance records, performance records and corrective action records.
  • Must establish a comprehensive training and development program to subordinates to include but not limited to:
  • Yieldstar Pricing
  • Grace Hill Training
  • Yardi University
  • AMA (or local equivalent) offered training courses
  • Wilmar training (HVAC, appliance repair, etc.)
  • Pool certification
  • Fair Housing.
  • Must have firsthand knowledge of Fair Housing and Retention as stated by law.

**Pay will be based on previous experience and size of properties previously managed.**

Job Type: Full-time

Pay: $65,000.00 - $73,000.00 per year
