Job Title:General Maintenance Shift Lead

Work Schedule:40 hours per week - Day/Swing/Night Shifts Available

Employment Status:Full-time

FLSA Status:Non-exempt

Essential Duties and Responsibilities: (including but not limited to)

  • Oversee all maintenance staff for assigned shift.
  • Supervise maintenance staff when applicable, assign and monitor maintenance activities and projects.
  • Assigns and reviews the work of employees involved in building maintenance; determines the daily work schedule; trains others in various aspects of maintenance.
  • When necessary, coordinate maintenance efforts with outside contractors and technicians.
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns. 
  • Review work orders assigned by Foreman or Site Supervisor to ensure there is enough information provided to complete the work prior to assigning the work order to your crew member.
  • Ensures that work orders are completed in a timely fashion with attention to priority work.
  • Plan, assign and perform quality control of all assigned work orders for General Maintenance Workers.
  • Perform preventive maintenance and inspection of building operating systems to ensure proper operation. Systems covered include: heating, ventilation & air conditioning (HVAC); electrical distribution; lighting; plumbing; laboratory support; heat source boilers; and other mechanical systems
  • Corrects deficiencies discovered as a result of preventive maintenance or inspections or deficiencies that occur during the course of normal operations
  • Preventive maintenance and inspection work is conducted per appropriate maintenance manuals and technical service bulletins
  • Develops and utilizes preventive maintenance schedule for all building systems
  • Maintains up-to-date inspection and maintenance logs
  • Performs a variety of multi-skilled trades to address facilities maintenance needs.Tasks covered include actions such as (but not limited to): light fixture replacement; window replacement; office reconditioning (e.g., flooring replacement, plumbing & electrical wiring repair and/or replacement, wall surface repairs and painting), book shelf installation; and furniture repairs
  • Establish schedules and methods for providing facility maintenance services; identify resource needs and reviews needs with appropriate management staff
  • Makes recommendations for changes and improvements to existing facility maintenance standards, policies, and procedures and participates in the implementation of approved policies and procedures
  • Monitors work activities to ensure compliance with established policies and procedures
  • Monitor and control supplies and equipment; order supplies and tools as requested
  • Perform all work in conformance to applicable Occupational Safety and Health Act regulations
  • Maintains open communications with the Facility Manager regarding all work activities, as well as makes recommendations for repairs and improvements facility maintenance processes
  • Performs other facility maintenance, repair, and inspection services as assigned
  • Performs other duties as assigned

Supervision

This position works independently under general supervision of the On-Site Project Manager, On-Site Supervisor and Foreman.Candidate also receives non-supervisory guidance from the site designated Government Point of Contact (often the Facility Manager).Performance is evaluated in terms of effectiveness in completing assigned preventive maintenance and inspection services, successful completion of assigned work order projects, and ability to foster and maintain constructive and positive work relationships with all staff and management.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Minimum Qualifications

·High School Graduate or General Education Degree (GED)

·At least 1 year of management/scheduling experience

·Knowledge of operations, services, and activities of a building maintenance, repair, and construction program

·Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work

·Have a basic knowledge of mechanical equipment and the ability to diagnose and correct equipment malfunctions and a working knowledge of basic machinery preventive maintenance and repair

·Knowledge of principles and practices of safety management

·Knowledge of and ability to use tools of office automation, including computers and applicable software applications such as word processing, spreadsheets, data bases and buildings management software

·Knowledge of pertinent local, state and federal laws, ordinances, codes, and rules

·Must have a valid Driver’s License and be able to pass a pre-employment physical

·Ability to use common hand tools and other related equipment

·Ability to pass pre-employment background check and drug screening

·Ability to pass background check for Federal Agency to obtain security access badging

·Candidates must be a United States Citizen or Permanent Resident

Preferred Qualifications

·5 years of increasingly responsible general/facility maintenance experience

·Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying

Physical Demands

·Frequent lifting, sitting, standing, stooping for prolonged periods of time, using hands/fingers requiring dexterity, should have good hand-eye coordination and motion control in coordination with handling tools, equipment and other related components.

·Reaching with hands and arms for items above and below sight level, talking, hearing (frequently communicates with field personnel via various modes, i.e. radio; must be able to relay accurate information), and seeing (up close, at a distance, along the periphery, with depth, color perception, and the ability to adjust focus); walking from place to place within the project location with occasional use of stairs and no elevator available; bending, pushing, pulling, kneeling and standing for up to 12 hours

·Frequent lifting of up to 50-75 pounds such as small electrical components, equipment and other materials. Occasionally required to carry up to 35 pounds for up to 100 feet.
