SUMMARY/EXPECTATIONS
Manages day to day business of the assigned site/facility as per company policy and procedures. Meets or exceeds sales and profit objectives. Builds/Maintains business relationships within the local market. Demonstrates excellent customer service, committed to customer satisfaction. Lead site/facility, provide customer service, lease storage units or parking spaces, market property within the local area, manage collections for past-due accounts, administrative business functions and light maintenance of the property.
ESSENTIAL FUNCTIONS
• Maintain day-to-day administrative functions
• Maintain and adhere controllable site expenses
• Meet or exceed sales and profitability objectives
• Accomplishes business objectives by managing staff, planning daily business activities, and responding to customer needs.
• Maintains staff by participating in recruiting, selecting, and hiring employees; Onboard, Train and Coach site staff
• Partner with District Manager to coach, counsel, and/or disciplines employees; Schedules site staff daily/weekly work schedules.
• Maintain safe site/facilities environment for employees and customers; address and report safety concerns in a timely manner
• Ensures positive work environment by communicating job expectations; planning, monitoring, and praising job results.
• Ensures systems, policies, procedures, and productivity standards; Ensures facility meets/maintains excellent customer service
• Enforce all company policies and procedures
• Ensures adherence to lien policies and procedures and legal requirements
• Resolves employee and customer concerns in a timely manner
• Maintains Site Operations and Business Standards as per company policy and as outlined in the Site Operations Review
OTHER JOB FUNCTIONS

• Clean and prepare vacant storage units for rent
• Perform daily security check of facility (lock check/audit)
• Conduct marketing tasks in local area as required
• Enforce rules governing the property
• Complete and submit company documents/reports accurately and timely
• Work with Facility Maintenance Team to complete repairs within project bid/budget
• Perform other duties as assigned
PHYSICAL REQUIREMENTS
• Sit or stand for up to 8 hours per day
• Ability to traverse entire property for audit, lock removal or tour purposes; Ability to bend, twist and lift
• Ability to frequently lift or move up to 25 lbs. of pressure; occasionally lift or move up to 40 lbs. of pressure
Requirements:QUALIFICATIONS
• Minimum 1-3 years Store or Site Management experience
• Computer experience (preferably MS Office suite)
• Communicate effectively, both written and verbally (English)
• Demonstrates high customer service standards
• Pass a pre-employment drug screen and have acceptable results of a background check
• Current valid driver’s license and auto insurance
