Salary: $75- 85k
JOB SUMMARY:
  • The primary responsibility of the Property Accountant is the integrity and accuracy of the general ledger and financial statements of assigned properties. This position is responsible for all general ledger reviews and selected reporting compliance for assigned properties, as well as serving as the primary accounting contact for all third-party managed portfolios. This requires a close working relationship with property management and accounts payable/receivable staff.
QUALIFICATIONS: The following attributes are desirable for job success:
  • Minimum 3 years of directly relevant Commercial Real Estate accounting experience
  • Exceptional communication and organizational skills
  • Detail oriented and accurate
  • Ability to work under pressure; self-motivated and self-directed
  • Good time management skills
  • Ability to work with staff/team in solving problems; and ability to take direction and function as part of a team.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
  • Preparation of all monthly reporting packages for assigned properties per the client standards
General Ledger Responsibilities:
  • Proper amortization of all prepaid/deferred expenses
  • Recording of all accruals for capital and operating expenses
  • Proper coding of all accounts receivable and payable entries
  • Appropriate classification of all expenses
  • Integrity of all balance sheet accounts
  • Recording/input of all general journal entries (cash and accrual basis as needed)
  • Reconciliation of all bank accounts (including Excel checkbook)
Commercial Real Estate Management Responsibilities:
  • Accuracy of rent roll
  • CAM reconciliations for all tenant move-outs
  • Review of lease abstracts to original lease for accuracy
  • Set up of all new tenants/renewals in lease system
  • Posting of cash receipts when necessary
  • Review security deposit refunds/security deposit reductions
  • Integrity of A/R and security deposit sub-ledgers
  • Preparation of year-end expense reconciliations
  • Assist when needed with the preparation of monthly tenant statements
Accounts Payable Responsibilities:
  • Review of all a/p before input (coding/amounts/proper authorization)
  • Review of all check runs before checks are printed (coding, vendor, amounts, etc.)
  • Check for available funds/prepare funding requests for each check run
  • Tracking and preparing property taxes for payment including supplementals
  • Prepare funding requests, researching impounds when needed for taxes and insurance
Annual Budget Responsibilities:
  • All revenue forecasts (including tenant related, misc. income, and interest)
  • Insurance expense (with appropriate support)
  • Tax expense (with appropriate support)
  • Debt service (including any associated draws/payments/paydowns/interest)
  • Administrative expenses and State taxes (FedEx, Bank Fees, LLC fees)
  • Depreciation and Amortization when applicable
  • Variance analysis for all direct budget input
  • Review of the overall budget including variances, explanations, and reasonableness
Additional Responsibilities:
  • Monthly client distributions where required
  • Monitoring/payment of all debt payments
  • Assist with annual audits
  • Filing for assigned properties
  • Special projects as directed by client/controller/accounting manager
PHYSICAL REQUIREMENTS INCLUDE:
  • Ability to lift and carry up to 25 pounds
  • Ability to stoop, crouch, bend, kneel, climb, and reach with hands and arms
  • Ability to climb stairs frequently throughout the workday
  • Able to sit for extended periods of time
  • Must be able to hear, talk, and see well enough to communicate with coworkers and clients via telephone, email, or in person
  • Must have manual dexterity to type, file, and operate common office equipment including phones, fax machines, copiers, computers, and printers
