Read King is Hiring a Tenant Coordinator Near Houston, TX

Read King, a premier full-service commercial real estate development and brokerage firm, is seeking a Tenant Coordinator to be responsible for guiding Tenants through the design and construction process throughout our portfolio. This position will coordinate across disciplines, working with property management, building engineers, construction managers, and outside design and engineering consultants though every stage of the process. Read King prides itself in providing our tenants with the "red carpet experience" throughout the process, establishing and retaining strong relationships with a wide variety of national and local brands.

The Tenant Coordinator will track and assist tenants from lease execution to construction completion, assuring that spaces are opened within expected timelines and held to a high design standard. As the primary face between Read King and its retail tenants, the ideal candidate must be a solution driven individual with great interpersonal skills. This position requires strong negotiating skills, verbal & written communication skills, accuracy and accountability, judgment, and confidentiality.

The ideal candidate is capable of multi-tasking and prioritizing new and existing assignments while collaborating with a dynamic team of professionals. This position requires a self-starter with a critical eye for detail, who is a solution-oriented team player and can work both independently and as part of a team.

KEY RESPONSIBILITES:

  • Coordinate with leasing team, legal, property management, building engineers, and outside design consultants to produce and review work letters and additional lease exhibits during the lease negotiation process.
  • Establish project schedules and track important lease dates and milestones to communicate effectively across departments and ensure timely completion of Landlord and Tenant work.
  • Assist the leasing team on site tours and technical walkthroughs, establishing a proficiency in each retail space’s mechanical systems and planned improvements.
  • Send welcome packets to all new tenants and update as needed.
  • Oversee small tenant interior and exterior projects.
  • Create and maintain a database of base of building drawings for efficient coordination with Tenant’s design and construction teams.
  • Develop working relationships with Tenants and coordinate timely submissions of Tenant's plans for landlord review.
  • Review Tenant's plans against Tenant Design Guidelines as well as best design and construction practices for a variety of locations and applications.
  • Monitor Tenant's construction progress and schedules to ensure timely completion and expedite rent commencement.
  • Collect sign renderings from the tenant and send to the Director of Property Management for approval.
  • Coordinate the transfer of utility accounts when tenants are moving in and out of the space.
  • Request all documents needed to process the tenant’s allowance and confirm all items have been completed.
  • May perform other duties as assigned.

KEY SKILLS:

  • 2-3 years of experience in architecture, engineering, construction and/or real estate development.
  • Ability to read and understand construction drawings.
  • Skilled in customer service and tenant relations.
  • Knowledge of building mechanical systems.
  • Familiarity with Texas permitting and approvals process.
  • Retail real estate construction experience strongly preferred.
  • Adept at multi-tasking and accustomed to working in a fast-paced, deadline driven environment.
  • Strong written and verbal communication skills.
  • A team player who builds positive relationships with team members, company personnel and outside consultants, associates, and vendors.
