Title: Regional Property ManagerJob Classification: ExemptReports to: VP of OperationsPurpose: This position is responsible for maintaining operational excellence and providing leadership to property staff. Job Duties and Responsibilities:Provide day-to-day leadership to your direct reports and the property staff.Responsible for the day-to-day leadership of property operations.Responsible for property staff including mentoring, coaching and maintaining expectations.Take on new property lease-ups including preparing the property for occupancy, initial occupancy, training, lease-up completion and transition to permanent operationsVisit each site at least monthly with an agenda and purpose.Train and reinforce company policies and procedures.Endorse to your staff the use of key technologies like Knock, P2P, Yardi Marketplace, etc.Analyze and report on monthly asset management report to Leadership Team including plans for improvement.Monitor all key indicators of site performance monthly and take proactive corrective action as needed to achieve budgeted performance. Work closely with the HR department to mentor and empower staff and to ensure adequate staffing levelsResearch and approve invoices to maintain budget.Key responsibilities include occupancy, lease renewals, delinquency, work orders, maintenance, inspections.Develop and manage property operating and capital budgets. Work with other Department Heads, and other Regional Manager to accomplish the goals, objectives, policies and strategic plans established.Bring ideas and tools for process improvement.Support REE's mission, vision, values, and culture.Assist VP of Operations with special projects as needed.Knowledge of Fair Housing Laws and the ability to apply them consistently.Support, enforce and apply REE screening criteria according to Fair Housing Laws.Other duties as assigned. Non-Essential Job Duties and Responsibilities:Assist other departments and perform other duties, as assignedTravel as necessary 30% or less of the time out of the state and 60% interstate travelAttend company functions as necessaryMust be able to work remotely as well as at the Corporate Office and or sites as necessary or requested by the VP of Operations.
