Director or Vice President of Property Management

Department: RealAmerica Management, LLC

Status: Exempt/Salary

Principal Objective of the Position: The Director or Vice President of Property Management position oversees the property management of RealAmerica’s portfolio including lease-ups of market-rate and affordable properties, lease management, preventative and reactive maintenance activities, workspace management, security management, etc. The position is responsible for overseeing the day-to-day activities of the property management company, including property operations, marketing, training, engineering/technical services and compliance. The position will ensure that established financial, lease up, occupancy, and performance targets are achieved or exceeded, assure compliance with all federal, state and local governmental regulatory requirements as well as company policies and procedures, and ensure quality delivery of services. The position will be the main contact point for any fee client relationships as well.

Requirements:

Training/Education:

  • A minimum Bachelor’s degree in Real Estate, Finance, or other finance-related degree from an accredited college.
  • Real Estate License preferred, but not required
  • Property Management Designations (CAM, CPM) preferred
  • HCCP or other LIHTC Compliance certification(s) preferred
  • Valid Driver’s License with reliable transportation

Experience/Skills/Requirements:

  • Experience with the Low-Income Housing Tax Credit (LIHTC) and other tax credit programs a must.
  • Experience with federal and state financing and funding sources as well as different debt products;
  • Experience with HUD financing/funding sources and requirements;
  • Knowledge and experience of financial proformas, due diligence, costs and management of apartment communities and other real estate.
  • Advanced analytical, verbal and written communication skills;
  • Experience with multi-family and real estate operations, budgeting/forecasting, capital planning/project oversight;
  • Minimum five (5) years of multi-family property management experience;
  • Experience managing, coaching and developing staff. Effective and proven leader and team manager skills;
  • Strong financial planning and business strategy skills;
  • Experience with accounting and property management software (Yardi preferred). Computer skills need to include, but are not limited to: proficient in Excel, Word, Teams, internet research, Google Earth;
  • Proven track record of a high level of integrity, honesty, and dependability;
  • Prior supervisory and coordination experience of multiple staff;
  • Self-starter with the ability to work both independently and in team environments;

Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

Oversee property management and operations for entire portfolio including, but not limited to: affordable multi-family apartment communities, market-rate apartment communities, rental houses, owner’s associations, self-storage facilities, commercial real-estate, vacant land, etc. Properties currently located in Indiana and Colorado, but looking to expand into other states as well.

Champion new technology initiatives for our communities;

Attend industry conferences for market updates and vendor connections;

Manage and report on capital improvement projects; create and update renovation tracking reports;

Maintain quarterly/year -end reporting for IRR, debt summary, and performance (as necessary);

Lead the preparation of annual operating and capital budgets as well as monthly forecasts between property management and other departments;

Travel to markets to validate development research and operating assumptions;

Focused oversite of financial performance, property operations, and lease ups;

Review and execute contracts, processes, reports, budgets marketing material, and other related operational information;

Manage/Oversee and develop a top performing team of professionals in lease ups, property management and maintenance/facilities management.

The Director or VP of Property Management will regularly communicate with all necessary RealAmerica Companies employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.
