The Facility Maintenance Technician will work with the Property Business Manager, vendors, contractors, and internal customers to ensure regular maintenance of all business properties and working with the internal customer on making purchase changes or alterations necessary to support their business. You must possess the dexterity & stamina necessary to physically accomplish some of your tasks.
Responsibilities
Routine Maintenance: Perform regular inspections, maintenance, and repairs of building systems, including electrical, plumbing, HVAC, and mechanical systems, to ensure they are functioning correctly and efficiently.
Repairs: Diagnose and troubleshoot issues reported by occupants, staff, or through routine inspections. Repair or replace faulty components, such as faucets, light fixtures, doors, windows, and appliances.
Outside Building Maintenance: Maintain the outdoor areas, including walkways, and parking lots. Perform tasks such as maintaining outdoor structures.
Safety Inspections: Conduct safety inspections to identify potential hazards and ensure compliance with safety regulations. Take corrective actions to address identified issues promptly.
Documentation: Keep accurate electronically filed records of maintenance activities, repairs, and inspections. Effectively use on-line ticketing system to log of completed tasks. Work with RFC Business Property Manager to develop optimum maintenance schedules, and inventory of supplies.
Emergency Response: Respond to emergency maintenance requests, such as water leaks, power outages, and other urgent issues. Take appropriate actions to prevent further damage and ensure the safety of occupants. damage and ensure the safety of occupants. Determine root cause and work with RFC Business Property Manager to develop plans for prevention of future emergencies.
Communication: Effectively communicate with supervisors, colleagues, and occupants regarding maintenance activities, updates, and potential disruptions. regarding maintenance activities, updates, and potential disruptions. Vendor Coordination: Collaborate with external contractors, suppliers, and vendors for specialized repairs or maintenance tasks that require professional expertise.
Adherence to Regulations: Adhere to building codes, safety regulations, and company policies while performing maintenance tasks. Stay informed about updates and changes in relevant regulations.
As schedule permits - Go out on special occasions with IT Site Infrastructure team to install cabling, cameras, & other physical installations.
Requirements and skills
High school diploma or equivalent; vocational or technical training in maintenance or related field is a plus.
Proven experience in general maintenance tasks, preferably in a similar role.
Ability to read technical manuals and drawings
Proficiency in using basic hand and power tools.
Basic knowledge of electrical, plumbing, HVAC, and carpentry systems.
Physical stamina and ability to perform manual tasks, including lifting heavy objects and working in varying weather conditions.
Strong problem-solving skills and attention to detail.
Excellent communication and interpersonal abilities.
Time management skills to prioritize tasks and meet deadlines.
Ability to work independently and as part of a team.
Knowledge of safety protocols and regulations.
Ability to effectively use electronic ticketing and maintenance record systems.
