Responsibilities:
OVERVIEW:
Related Affordable seeks a Residential Marketing Director who will play a critical role in developing and executing comprehensive marketing strategies to attract qualified affordable housing residents. This position requires a creative and strategic thinker who can leverage various marketing channels and techniques to effectively promote vacancies and enhance the visibility and desirability of properties across Related Affordable’s national portfolio.

RESPONSIBILITIES:
  • Create and execute strategic marketing plans, tailored to each property, that address the unique needs of properties with layered programs, such as those with Low-Income Housing Tax Credit (LIHTC), Section 8, or a combination of both; utilize a mix of digital, traditional, and innovative marketing channels to maximize exposure and generate leads
  • Position Related Affordable as both an employer of choice and a landlord of choice, ensuring our reputation as a desirable workplace and residential option is effectively communicated through all marketing and branding efforts
  • Coordinate with community managers to understand the unique features, amenities, and benefits of each property, ensuring that marketing efforts effectively highlight these key selling points to attract potential residents
  • Manage Related Affordable’s online presence, integrating SEO strategies into content creation efforts; maintain and develop relationships with Internet Listing Services (ILS).
  • Collaborate with cross-functional teams to develop compelling content, such as property descriptions, blog posts, social media updates, videos, and virtual tours, effectively showcasing the unique features and amenities of each property to attract potential tenants.
  • Ensure brand consistency across all marketing materials and communications, maintaining a strong and positive brand image that resonates with target audiences
  • Execute Affirmative Fair Housing Marketing Plans (AFHMP) as created by executive leadership
  • Conduct market research and analysis to identify trends, competitive landscape, and target demographics, utilizing data insights to inform marketing strategies and optimize performance
  • Monitor the effectiveness of marketing initiatives, track key performance metrics (e.g., website traffic, conversion rates, cost per lead), and provide regular reports and insights to management to evaluate ROI and inform future marketing decisions.
  • Collaborate with Property Operations to track waitlists to support marketing strategies, optimize property occupancy, and align marketing efforts with tenant demand and availability
  • Implement strategies for mass lease-ups during property rehabs, interfacing closely with operations, compliance, and other relevant teams to ensure seamless execution
Qualifications:
  • Bachelor's degree in Marketing, Communications, Business Administration, or related field, or equivalent work experience
  • Minimum of 5 years of experience in marketing, with a focus on real estate or property management preferred
  • Proven track record of developing and executing successful marketing strategies and campaigns
  • Strong understanding of digital marketing channels, including Search Engine Optimization (SEO), Search Engine Marketing (SEM), social media, email marketing, and online advertising
  • Excellent written and verbal communication skills, with the ability to create compelling content and effectively communicate with diverse audiences
  • Analytical mindset with proficiency in data analysis and reporting tools
  • Creative thinker with a passion for innovation and staying abreast of industry trends and best practice
  • Strong leadership skills with the ability to collaborate effectively across teams and influence stakeholders at all levels
  • Results-oriented with a focus on driving measurable outcomes and achieving business goals

COMPENSATION:
  • $145k - $165k base salary
  • Annual performance bonus
