Join Our Team as a Portfolio Manager in Downtown Bryan!

We are seeking a dynamic and dedicated Portfolio Manager to oversee the daily operations of our diverse real estate portfolio, consisting of 8 properties with 50 residential lofts, 25 commercial tenants, and 7 short-term rental lofts in the heart of Downtown Bryan. As the Portfolio Manager, you will ensure that all properties are well maintained and meet the company's standards. 

This role will be able to work independently, effectively managing multiple competing priorities/deadlines. You will interact with staff and subcontractors at all levels in a fast-paced environment, many times under pressure and with tight deadlines, all while remaining flexible, proactive, resourceful, and efficient, with a high level of professionalism. 

The role will encompass supervising leasing processes, conducting regular property inspections, managing resident move-ins and lease renewals, and providing exceptional customer service. This is a rare opportunity to work side-by-side with the founders and get first-hand experience operating a small scale development company. Workload will increase or decrease based on a variety of factors and there is no set schedule, but candidates must be prepared to dedicate at least 20 hours per week.

**The ideal candidate will be based out of Bryan but can be remote and work from home.

**This is a 3 month paid apprenticeship with an opportunity to move into a part-time role following the apprenticeship period.

Compensation:

$18 - $20 hourly

Responsibilities:
  • Manage tenant communications, handle complaints, and resolve issues promptly to maintain high tenant satisfaction and improve retention
  • Receive, coordinate and schedule maintenance requests, ensuring all work is completed timely and efficiently
  • Oversee rent collection and enforce lease terms. When necessary, oversee and manage delinquencies and evictions
  • Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
  • Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.)
  • Assists in maintain the physical appearance of the community by picking up grounds, performing minor apartment cleaning and touch-up, and ensuring the common areas are clean and neat
  • Consistent and regular community inspections and tours
  • Receive and respond to inquires from prospective tenants
  • Create and Maintain Waitlist
  • Update rental listings
  • Encourage, coordinate and promote community to realtors to show and lease the properties
  • Complete all move-in and move out paperwork
  • Processing new applications
  • Assure quality of market ready apartments
  • Set up and market seven short term rentals that will be coming on line in 2025
  • Market, Manage, and Maintain Great Reviews for Short Term Rentals on an ongoing basis, including inquiries, bookings, guest issues, and questions, stocking supplies, and managing cleaning and maintenance crews as needed
  • Coordinate cleaning crews, maintenance crews and turns between guests
  • Walk lofts between guests to ensure quality standards are met
  • Monthly reconciliation of accounts
  • Maintain and renew leases
  • Receive and track rent payments from residents
  • Prepare and send Commercial Rent Invoices to Commercial Tenants
  • On an annual basis, review and reconcile tenant rent and Common Area Maintenance (CAM), Insurance, and Real Estate Tax recovery charges
  • Promotes and ensures compliance with Fair Housing Laws and other industry-related federal, state, and local laws
Qualifications:
  • At least 2 years of Experience in Property Management
  • Short term rental experience preferred. Other hospitality experience is a bonus
  • Kind but firm
  • Ability to handle emergency inquiries when they occur
  • Detail oriented and systems and processes focused
  • Problem Solver that takes ownership is a must
  • Local with a Love for Downtown
  • Knowledge of federal, state, and local housing regulations
  • Self-starter; highly motivated and resourceful team-player able to manage multiple projects and conflicting priorities under tight deadlines
  • Strong judgment; able to think and work independently, multi-task, prioritize, and follow through to effectively manage workflow
