Rental Asset Management is Hiring a Property Manager Residential Housing Near Miami, FL

We are seeking a Property Manager to become a part of our team!
We are a property management firm that is helping owners by streamlining necessary property management tasks while reducing costs. Our company is currently looking for a professional and responsible individual to fill the role of Property Manager. The Property Manager will have the full responsibility of managing daily operations at assigned properties. Tasks include maintaining property rentals, marketing and filling vacancies, screening prospective tenants, enforcing leases and securing premises.
Property Manager Job Duties:
Responsibilities:
  • Lease-up
  • Collect monthly rent and handle delinquent payments in a timely manner.
  • Accomplishes financial objectives by collecting rents; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with maintenance and repair services.
  • Maintains building systems and coordinate maintenance crew to work on vacant units and work orders.
  • Inspecting properties and arranging for repairs and new materials as required
  • Secures property with security patrol services and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Greet prospective tenants when they arrive and introduce them to the types of units available as well as the property’s amenities
  • Execute leases with new and returning tenants to ensure all parties understand the terms and conditions of the contract
  • Respond to tenant questions and complaints in a timely manner
  • Contact tenants to collect overdue rent or to discuss other issues that require immediate attention
  • Manage the maintenance and custodial staff at the property
  • Schedule and oversee maintenance calls to apartment units
  • Establish rapport with tenants so they always feel valued and appreciate
  • Monitor renewals. Distribute and follow-up on renewal notices
  • Reporting the property's financial status, occupancy, and expiring leases to General Management
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
Qualifications:
Experience in property management.
Biligual - Spanish
Proficient in computer programs, including Microsoft Office and experience in YARDI BREEZE preferred.
Motivation for sales, meeting vacancy goals, negotiation, selling to customer needs, territory management, closing skills, prospecting skills, professionalism, internal communications, listening skills, communication processes,
Ability to build rapport with tenants
Ability to multitask and prioritize
Excellent written and verbal communication skills
