This is a temporary position starting from August 19, 2024 and ending November 11, 2024.

Holiday and vacation coverage required.

Responsibilities:

Responsible for quickly and efficiently completing all assigned maintenance work orders and following company protocol to close out work orders.

• Perform all electrical, plumbing, carpentry and general maintenance repairs.
• Alert management when work is outside of staff’s capabilities. Coordinate with outside contractors when necessary.
• Responsible for general building maintenance and security
• Ensure that boiler rooms, basements and public areas are maintained within proper building code.
• Operate and maintain boiler, hot water tanks, burner, fuel tanks, valves, piping, pumps and insulation.
• Ensure that all interior and exterior lighting are in working order.
• Ensure that all doors, from roof to basements, are secured and in working order.
• Ensure all unused hall bathroom doors are locked.
• Maintain intercoms in working order.
• Remove snow/ice in a timely fashion. Ensure that walkways, entries, sidewalks are free of slip and fall hazards.
• Responsible for communicating with supervisors and managers in an ongoing daily basis. Timely report of completion of tasks, supply requirements, status of appointments. Maintain courteous and informative contact with affected residents when appropriate.
• Approach all duties with a safety mindset; ensuring your actions, our work environments and our buildings are as safe as possible for our tenants and employees.
• Inspect and maintain the following tidy/clean/free of obstructions per NYC building codes and company protocols: sidewalks, curbs, courtyards areas, alleyway, garbage areas, laundry room, ramp walkways, basements, shops, locker rooms, boiler rooms, compactor room, elevators, and any other common area.
• Ensure roofs, roof drains, courtyards and floor drains are clear and free of debris.
• Ensure that all public areas are clear of debris and obstructions.
• Ensure all fire escapes and fire exits are free of obstructions.

Other duties as assigned.

Qualifications:

• Ability to communicate clearly orally and via writing.
• Minimum of 5 years’ experience as a building superintendent, construction team leader, or property maintenance supervisor in urban setting.
• Superior skills in general construction trades (carpentry, plumbing, electrical, mechanical, painting, walls, etc)
• Sufficient professional tools to perform requirements of the job.
• Proven ability to multi-task and meet multiple deadlines, prioritize work and assess urgency.
• Superior understanding of apartment and building operations.
• Basic knowledge of “smart” phones including email and Yardi Maintenance Mobile App
• Physical Demands:

Position works in the field 90 % of the time and in a professional office environment 10% of the time. Will frequently have to climb stairs, travel between various properties in NYC on foot and visually evaluate apartment and building physical needs. Must be comfortable and able to work in enclosed areas such as basements and high elevations, such as rooftops. The physical ability to bend/stoop frequently during the performance of the daily job routine is necessary. Will often lift up to 50 lbs. Job duties require an employee to climb ladders and stand for long periods of times. Some assignments require work to be completed outdoors in a variety of weather conditions. Some assignments require the physical ability to balance, kneel, crouch, squat and work above the shoulders during the performance of a maintenance request.

Pay: $22.00 - $25.00 per hour
