ASSET MANAGEMENT ASSOCIATE JOB DUTIES AND RESPONSIBILITIES

Asset Management Associate Responsibilities and Objectives

  • Maintain best-in-class working knowledge of the region/market, including asset class performance, capital markets, and the competitive environment. The knowledge should be driven by direct contact with the actual market participants (e.g. tenants, managers, lenders, owners, etc.) in addition to 3rd party research reports.
  • Develop takeover and annual asset management plans and propose long-term strategies for acquisitions, stable, and troubled assets in all property classes.
  • Evaluate, assign, and monitor property ratings and identify watch list properties for assigned portfolio in accordance with the proforma management guidelines. Work with operations team to prioritize issues and develop action plans to address challenges.
  • Continuously seek opportunities to optimize property performance and increase cash flow.
  • Participate in the handoff process specifically in collecting and providing due diligence as properties are transitioned to River View operations.
  • Identify all reporting requirements and work with personnel responsible for report distribution to see that requirements are met.
  • Work with the operations team to prepare annual operating budgets for assigned property portfolio.
  • Analyze rent roll, lease expiration schedule, vacancy rates, unity availability, and marketing/leasing efforts to maximize occupancy and collection rates.
  • Analyze asset performance and benefit delivery against both annual operating budget and underwriting pro forma, maximize property level cash flows.
  • Review and monitor Capital Needs Assessment and Reserve Analysis.
  • Ability to interpret, analyze, and abstract business terms includes in legal documents and financial projections.

Education and Experience

  • Bachelor’s Degree from an accredited four-year college or university.
  • A minimum of 3 years relevant experience, preferably including at least two years directly managing more than one asset simultaneously.
  • Proficiency with Microsoft Office suite of software, specifically including extensive experience with Excel.
  • Experience acting as an analyst involved in real estate joint ventures and/or direct acquisitions preferred.

Skills and Requirements

  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Prior experience in Yardi Voyager or another equivalent system is preferred.
  • Extensive level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint and Excel.
  • Excellent interpersonal skills to communicate with all levels of management effectively and sensitively.
  • Sensitivity to confidential matters is required.
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
  • Ability to relay technical concerns with adequate detail, quickly and accurately.
  • Capability to read, write, comprehend, and converse in English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
  • Strong organizational and time-management skills.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the River View Residential Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.

Scheduling

  • Required to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays.

Environment

  • Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions).
  • Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.
  • Potential exposure to communicable diseases through frequent contact with the public.
  • Possible exposure to short-tempered or aggressive people.
  • Potential exposure to chemicals, electrical shock, heights, mechanical parts or machines, and fire.
