The Opportunity:

As Construction Project Manager, you will be responsible for all aspects of construction execution on projects. Studio Corbeau primarily focuses on commercial retail spaces, but we work on residential, offices, and restaurant spaces, as well. It is a fast-paced business that requires excellent organizational & operational strength, strong interpersonal & communication skills, strict attention to detail and excellent client relationship expertise.

Responsibilities:

• Review Client lease documents to ensure landlord deliverables and timing are favorable
• Provide rough budget estimates at the beginning of each project
• Interface with exterior architecture partner to determine permitting timeline & build rough initial project schedule
• Review all construction documents and shop drawings
• Interact with tenant coordinators to obtain tenant criteria, preferred contractor info, etc.
• Build and maintain national contractor database
• Select contractors for bidding each project, coordinate bid process & level/negotiate bids
• Create final schedule and budget
• Interview construction project manager's and site supervisors to ensure quality and success
• Award each project and work with contractor and Client to execute contract between them
• Establish expectations with each contractor and proactively manage each project
• Manage contractors daily via email and phone and conduct weekly team calls
• Quickly escalate critical issues that may affect schedule or budget
• Manage proactive change order process
• Check lead times and order all items with lead times longer than construction schedule
• Coordinate between GC, LL, & Sign Vendor on approvals & requirements prior to sign installation.
• Coordinate GC with Sign Vendor to ensure all necessary electrical work is done prior to install
• Conduct site visits, as necessary (5 per project), in order to successfully manage the project schedule, verify high quality of construction, and deliver the space to the Client
• Collaborate with Design & Operations team to ensure timely delivery of all millwork, signage package, and any vendor-supplied items are in alignment with project schedule
• Manage dates and publish a weekly vendor delivery schedule that includes every vendor for each project & the Client
• Answer RFIs and relay updates to design team
• Execute a punch-list and ensure all punch-list items are completed by the GC before Turnover date
• Facilitate the timely completion of closeout package submission from the GC, and provide the required documents to the Client

Requirements:

• Minimum 5 years of construction management experience working for a GC. Experience working on retail projects is preferred.
• Ability to travel up to 50-75% of time
• Ability to work independently and set priorities with minimal supervision
• Position is based in LA studio, when not traveling
• Must have valid CA driver license and transportation
• Ability to read plans and shop drawings
• Resourcefulness and strong creation solution orientation
• Strong understanding of construction methods, terminology and processes
• Understanding of key lease documents and Landlord Work Letter exhibits
• Excellent communication skills (oral and written)
• Ability to use basic Sketchup, Dropbox, Google Drive, Zoom, etc.

The pay is commensurate with experience; however, the range stated is not negotiable.
