The Development Project Manager is responsible for overseeing all activities pertaining to the construction of multi-family projects and land development projects. This includes but is not limited to construction & development (including pre & post processes) as well as the inspection and acceptance of the work performed in each phase. This role is also responsible for training and managing Development Team including Production Supervisors and Production Assistants.
Essential Job Functions
· Organization of construction activities and preparation of schedules.
· Enforce scheduling and the quality of workmanship by reviewing job sites to ensure that the completion of activities within the time specified and in an acceptable condition established by the company.
· Act professionally and courteously at all times, specifically when dealing with coworkers, trade partners, or inspectors.
· Assist with acquiring bids for construction and development projects.
· Calculate, order, and schedule delivery of materials, as needed.
· Obtain all required inspections and represent company professionally.
· Train and manage Development Team including Superintendents, Assistant Superintendents and Production Assistants as assigned.
· Act as a liaison with utility companies relative to the installation and activation of gas, water, electric, and sewer services.
· Ensure that the project has an orderly appearance and waste materials are managed appropriately and timely.
· Ensure SWPPP compliance at all times and complete required SWPPP inspection reports.
· Continually monitor job sites for inefficiency and waste.
· Address problems or conflicts that arise during the construction process and create feasible alternative solutions.
· Coordinate and oversee the completion of punch list items necessary for escrow release and obtain all escrow releases and approvals.
· Follow company guidelines on construction process timeline.
· Ensure that weekly updates are made to the Director of Development during the construction and/or development process.
· Supervise construction sites, addressing safety concerns immediately. Ensure that hazards are marked and managed according to guidelines.
· Monitor and manage Production Assistant hours and time off.
· Monitor and evaluate construction materials and expenses, ensuring cost control methods are used.
· Develop and nurture trade partner relations to ensure open communication and feedback is exchanged without conflict.

Pay: $58,364.54 - $70,288.48 per year
