General Summary:
The Project Manager serves as professional representative of Ross Builders Northwest and plays a critical role in estimating and delivering projects consistent with service and client expectations. Provide direction and management to deliver projects on-schedule and within or below budget. Must possess commercial construction industry specific knowledge to effectively plan, direct, and supervise project objectives.
We’re Looking For:
Someone with proven success as a Commercial Construction Project Manager
Thorough understanding of construction project management processes including estimating, subcontracting, submittals, RFI’s, change management, and closeout
Proven successful relationships with Owners, A/E teams, and subcontractors
Strong decision making/problem solving skills
Strong written and verbal communication skills
Has experience writing content for RFP’s
Ability to develop and maintain relationships with new clients
Excellent time management and organizational skills
A positive team player who takes responsibility for their projects
Ability to train new Project Engineers
Major areas of responsibility:
Manage all aspects of projects from inception to completion and beyond
Ensure all aspects off Project Management are complete correctly and on time
Understand project scope when bidding to minimize the exposure to scope gap
Ensure a budget for all scope items has been included in estimates and change orders
Fully understand the obligations of the prime/owner contract
Write comprehensive subcontracts that do not leave scope gap
Coordinate with architects, designers, owners, subcontractors, and RBNW personnel
Ensure procurement process establishes all scope items and is managed to maintain schedule
Attend and lead project meetings, including progress and pre-construction
Oversee performance of project including, project status, schedule, cost control, change management systems
Prepare monthly project update and financial forecasts
Preferred Qualifications:
5 years of COMMERCIAL general contracting project management experience
Degree in Construction Management, Engineering, Architecture or Applicable Degree
Experience leading project teams
Proficient knowledge of Microsoft Office (Outlook, Word, Excel, and Teams), Project, Bluebeam and Procore
