Round Hill Pacific is Hiring a Leasing Specialist Near Omaha, NE

Job description

We are a small, but busy, property management company that manages apartments in some of Omaha’s most beautiful buildings. We are searching for a dynamic go-getter to join our leasing department. This full time position reports directly to the Assistant Portfolio Manager (APM) and is responsible for maintaining the leasing office, and performing leasing duties, in a professional and welcoming manner.

The Leasing Agent position is full time (40 hours per week), split between our Midtown and Benson Garden locations, which may include Saturdays, with opportunities for overtime and bonuses, PLUS employer paid benefits.

DUTIES INCLUDE, BUT ARE NOT LIMITED TO:

  • Answering incoming calls and assisting in-office visitors
  • Working with prospective residents regarding inquiries such as apartment availability, tours, and applications via phone, email, in-person or via social media
  • Working with current residents regarding maintenance requests and other inquiries; logging and routing any resident complaints in a timely manner
  • Maintaining positive relationships and interactions with prospects, residents, vendors, and colleagues. Following up to ensure customer satisfaction
  • Integrating new residents into their buildings including distribution of keys and welcome packets an processing payments and updating database/paperwork
  • Facilitating the move-out of former residents including key collection and processing associated paperwork/information in the database
  • Accurate data entry including; Maintaining the accuracy of the Leasing Sheet, Maintaining the accuracy of the Resident List, and other data entry sheets as needed
  • Taking maintenance requests from residents, inputting the requests into Yardi and conveying to the maintenance supervisor.
  • Follow-up call/e-mail on all resident work orders to make sure the work order was completed to resident’s satisfaction and no aspect of the job is incomplete.
  • Maintaining positive resident relations and dealing with resident complaints.
  • Stuffing envelopes and preparing monthly resident rent bills and/or renewal offer letters for delivery by mail to residents.
  • Maintaining various computer systems, by inputting data into the systems including Google Drive and Yardi
  • Other duties as assigned. Duties may change and evolve with company needs and procedures.

QUALIFICATIONS AND REQUIREMENTS:

  • Detail oriented with a desire to learn about property management
  • Excellent written, telephone and in-person communication skills
  • Strong work ethic and the flexibility to work both independently and as a team-player
  • Ability to multi-task and maintain composure in a busy office setting; strong organizational skills are necessary
  • Experience working in the rental housing industry strongly preferred; commercial rental or other real estate industry experience helpful
  • Low income housing and tax credit experience highly desired
  • Above-average technical aptitude, ability to learn new programs quickly
  • Proficient with Google and MS Suites, Property management databases (Yardi, appfolio, etc) or Html skills are a plus
  • Knowledge and upkeep of office equipment including computer, multi-line phone system, copier, scanner
  • Must like pets – the office may have cats or dogs present
  • Physical requirements: Ability to sit, stand, climb stairs, use a computer/handheld device, retrieve items from the ground, lift 20 lbs
  • Annual completion of Fair Housing courses, provided by employer
