A Maintenance Supervisor is responsible for managing the general and capital maintenance for all company restaurants. Sources, negotiates, and contracts national and local vendors to support the day-to-day restaurant operations. Manages vendors and contractors to ensure that all building systems and FF&E are maintained in an effective condition for restaurant operations and that complies with all applicable codes and municipal requirements. Guide and support their maintenance technicians in maintaining the restaurants and equipment that meet the organization’s and McDonald’s standards of Quality, Service, and Cleanliness. This position is expected to build reports that communicate their department's expenses and savings and be able to present them regularly to the organization's leadership.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· Research and qualify new contractors and vendors.
· Analyze proposals and invoices, negotiate costs, and set up and review completed work for maintenance repairs, preventative maintenance, and equipment installations.
· Provide guidance to store personnel for emergency and regular maintenance repairs regarding urgency (safety, operations, etc.) and cost implications.
· Coach and train maintenance technicians to identify and assess maintenance issues and needs.
· Perform maintenance for building systems and FF&E where applicable.
· Monitor installation of new equipment when applicable.
· Review maintenance reports to identify and assess trends and opportunities to reduce annual costs, equipment and system lifecycles, and/or improve store operation effectiveness.
· Assist in researching and identifying new equipment and systems that improve the overall restaurant operation and customer experience.
· Assist in assessing restaurants and the subsequent development of maintenance and capital expenditure projections and budgets.
· Communicate updates and progress maintenance issues and needs to the organization.
· Build and develop a maintenance department.
QUALIFICATION REQUIREMENTS
Education and/or Experience:
· Prior QSR maintenance experience required.
· HVAC and Refrigeration
· Plumbing and electrical experience.
