Chichester Central School Facilities Manager

Position Purpose

Under the direct supervision of the Principal, to maintain school building and grounds in orderly, neat, safe and operable condition.

General Description

  • Coordinate and supervise the efforts of all custodians in the Chichester School District. Oversee and perform specific custodial/maintenance tasks and insure that supplies and equipment are available and operational to provide a clean, safe and sanitary learning environment
  • This work involves the application of technical knowledge and skills of the building trades in the day-to-day repair and maintenance activities. The employee must possess working knowledge of mechanics of equipment such as boilers, electrical, heating, plumbing, ventilation and air conditioning systems. (The Director coordinates and oversees installation, maintenance, and repair of machinery, equipment, and construction and repair of structural woodwork). The work is performed according to general practices, policies and objectives outlined by his or her supervisor, but use of a considerable amount of independent judgment is required in organizing work.
  • The ability to communicate with all constituent groups is essential.

Duties and Responsibilities

Supervisory:

  • Be responsible for the selection and/or termination of custodial personnel by making recommendations to the Principal. Ensure that, at minimum, annual formal evaluations of all maintenance personnel occur.
  • In conjunction with the building principal, develop and implement a program for plant maintenance, and together make recommendations to the Business Administrator and the Chichester School Board for improved methods, cost effectiveness and long-term planning for care and upkeep of school facilities and grounds.
  • In conjunction with the building principal, program work and monitor progress and results.
  • Schedule, contract and oversee all maintenance and routine inspection work on all electrical, fire alarms, roofing systems, mechanical, heating, ventilating and air conditioning systems and other areas of plant maintenance.
  • Oversee proper maintenance septic systems and testing of water and related systems.
  • Train employees and develop safety procedures.
  • Develop annual budgets.
  • Make recommendations to the Principal and the Chichester School Board concerning purchases of maintenance/custodial supplies and equipment, and facilitate such purchases through normal school district purchasing procedures.
  • With the building principal, develop security procedures for the custodial staff in cooperation with the police and fire departments.
  • Develop scheduled and unscheduled work order program.
  • Establish and maintain a building inventory of maintenance and repairs of all systems.
  • Coordinate working hours, breaks, lunch periods, and vacations for custodial staff.
  • Ensure that each custodian/maintenance worker is performing the tasks assigned.
  • Review all time cards from building custodians insuring accuracy and submit to the Principal.
  • Schedule and supervise care and maintenance of grounds; including cutting and trimming grass and shrubs and all other landscaping as needed.
  • Arrange for substitute custodians.
  • Meet quarterly with the Chichester School Board.
  • Review and revise job descriptions for custodial staff.

Maintenance of Buildings and Grounds:

  • Conduct regular building inspections with the principal, to ensure that there is compliance with all safety codes and with the standards set by the local building inspector and fire chief.
  • Maintain a current inventory of all maintenance/custodial supplies, equipment, and parts for the school.
  • Serve as direct contact for all representatives performing contract maintenance work in the schools and ensure that all work is fully completed and that all systems are carefully tested and operational before final acceptance of work is authorized.
  • Respond to emergency situations as a member of the school’s crisis team.
  • Perform minor construction, renovation, and repairs to the respective school building, grounds and/or equipment owned by the school district.
  • Perform random inspections of classrooms.
  • Maintain computerized preventive maintenance system database.
  • Check heating systems on Saturday and Sunday during the winter season, October – April as necessary.
  • Be on call as part of a team to secure the buildings in the evening in case of a break-in or a door left open.
  • Assist with maintenance jobs, deliveries, loading and unloading of supplies and equipment.
  • Assist with care and maintenance of grounds; including cutting and trimming grass and shrubs and all other landscaping as needed.
  • Perform other duties as may be assigned by the Principal.

Other Considerations and Requirements:

  • Ability to read and interpret documents such as safety rules, operating instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers, employees of an organization, school board members, and budget committee members.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or scheduled form.
  • Ability to establish and maintain effective working relationships with students, staff, and community.
  • Ability to perform all duties with district requirements and school board policies in mind.
  • Experience with programs such as Excel, Word, Access, and automated Work Order System.

Such alternatives to these qualifications as the Superintendent may find appropriate and acceptable.

Qualifications Profile:

Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying. Typical qualifications would be equivalent to:

  • High School Diploma.
  • Successful experience in building and grounds maintenance, and repair.
  • Motor Vehicle Operator's license or ability to provide own transportation

Job Type: Full-time

Pay: $40,270.00 - $54,000.00 per year
