Residential Construction Project Manager

Overview:

Seneca Building Group is a Charlotte, NC based Residential Custom Home Building/Remodeling firm. We are seeking a highly skilled and experienced Construction Project Manager to oversee the day-to-day operations of our projects. The successful candidate will be responsible for ensuring projects are completed on time, within budget, and to the required quality standards. This is a challenging and rewarding role that requires strong leadership skills, attention to detail, and the ability to manage multiple projects simultaneously.

Responsibilities:

  • Candidates will be responsible for managing onsite operations of projects, directing subcontractors, and maintaining communication with: owners, design team, subcontractors, architect, engineers, planners and surveyors.
  • Liaison to residential construction projects with both homeowner and internal management
  • Detail oriented, detailed quality control, able to anticipate needs or changes on site to prevent delays, and maximize production efficiency.
  • Identify and initiate construction trade partners for each project, perform material take-offs and place orders, schedule & liaison all homeowner and management walks per our process. Schedule and communicate with subcontractors, provide support to avoid project delays, and communicate with homeowners any schedule changes/delays.
  • Conduct regular inspections of projects to ensure quality control, work in progress, safety and security, building code compliance, maintain job-site integrity, and take photos of progress of projects. Responsible for job site safety, security, and cleanliness on a daily basis.
  • Develop and maintain project scheduling using Buildertrend software.
  • Maintain daily project logs, manage project documentation, purchase orders, change orders, photos, and RFIs in Buildertrend.
  • Pick up or deliver supplies as needed for job sites, ability to handle onsite tasks including prep, or handyman tasks day-to-day.
  • Ability to lift 75 pounds safely, operate power tools, climb ladders, walk on roofs.

Experience:

  • Field Experience required. Preferred to have a high school diploma, GED, and/or Bachelor's degree in Construction Management or a related field.
  • Past experience with residential construction management or similar industry with both remodel and new construction.
  • Proficient with construction management software including: Google Suite and Buildertrend. Comfortable with use of Ipad or computer on construction site.
  • Competent with blueprint reading/interpretation, familiar with NC building codes.
  • Ability to effectively communicate with trades and manage trade performance. Expert project management skills to ensure: methodical scheduling, process oriented, budget focused, build strong relationships, and clear planning/execution of projects.
  • Commitment to client satisfaction and firm knowledge of construction processes and residential construction materials.
  • Strong leadership and communication skills.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.
