Established in 1970, Serving Seniors helps San Diego County’s low-income seniors overcome poverty through whole-person, wraparound support including meals, housing, health and social services, and enrichment activities. We work at numerous sites across the county and in the homes of hundreds of homebound seniors. Our flagship Gary & Mary West Senior Wellness Center in downtown San Diego is unlike any other senior center in the nation. Bringing together a range of supportive services under one roof, the Senior Wellness Center operates 365 days a year and offers two floors of integrated care, including health and social services, housing navigation, enrichment activities, lifelong learning, a Cyber Café and linkage to over 25 onsite direct service partners, including a senior dental center. Last fiscal year, we provided over 1,400,000 meals and coordinated services to 6,800 older adults.

Job Summary: The VP of Property Management and Facilities is a senior management position responsible for overseeing and stewarding Serving Seniors physical assets, encompassing vehicles, equipment, and the organization’s portfolio of facilities. Serving Seniors currently manages four affordable housing buildings totaling 529 units and a Wellness Center located in downtown San Diego. The organization has several hundred housing units in development, including a 79-unit housing site and senior center scheduled to open in January of 2025. Serving Seniors also oversees the maintenance of commercial kitchens and manages a fleet of 37 vehicles.

The VP of Property Management and Facilities plays a pivotal role in advancing the organization's mission by ensuring the optimal maintenance, strategic management, and alignment of all physical assets, particularly the affordable housing portfolio.

This position will be responsible for developing and implementing the organization’s facilities management plan, establishing and executing preventative maintenance strategies, overseeing the facilities team, and collaborating closely with various departments including finance, nutrition, facilities, and data/IT, and third-party property management to ensure efficient and effective operations. 

Requirements

Key Responsibilities:

Facilities and Physical Assets:

  • Develop, implement, and oversee a facility and physical asset management plan, ensuring all assets are tracked, maintained, and utilized effectively.
  • Create and manage a preventative maintenance plan for all properties, vehicles, and equipment to maximize lifespan and functionality.
  • Ensure compliance with all regulatory requirements related to facilities management.

Property Management Oversight:

  • Provide primary oversight of property management operations and maintenance functions performed by the third-party property management company. 
  • Ensure repairs, unit turnovers and routine maintenance are completed in a timely manner.
  • Oversee the performance of outside contractors as directed.
  • Coordinate with the Serving Seniors and Property Management facilities team to manage repairs, renovations, and improvements.
  • Set expectations of the property management team to ensure they are providing the most professional and high-quality property management services for the residents. 
  • Examine property management performance against financial performance and implement strategies to improve performance as needed. 
  • Regularly review and approve property management firm’s marketing plan to fill vacant units.
  • Document and maintain the set aside tracking systems for effective implementation and improvement of the rent schedule in accordance with Serving Seniors’ rent policy. Monitor implementation by the property management. 
  • In conjunction with the Property Management and third-party Housing Development team, represent ownership on new affordable housing projects. developments. 

Team Leadership:

  • Lead and manage the facilities team, providing direction, support, and professional development.
  • Foster a collaborative and productive team environment.

Collaboration:

  • Work closely with the nutrition, facilities, accounting, and data/IT departments to ensure cohesive operations.
  • Support the development and implementation of systems to enhance operational efficiency and effectiveness.

Budget and Financial Management:

  • Collaborate with accounting and development departments to establish budgets, manage costs, and secure funding for property improvements and maintenance.
  • Develop and manage budgets for asset management and facilities operations.
  • Monitor expenses and ensure cost-effective management of resources.

Reporting and Analysis:

  • Prepare and present regular reports on asset management activities, performance, and strategic initiatives to the senior management team.
  • Conduct analysis to inform decision-making and continuous improvement.

Qualifications:

  • Bachelor’s degree in Business Administration, Logistics, Facilities Management, or related field; Master’s degree preferred.
  • Minimum of 7-10 years of experience in asset management, logistics, property management or facilities management, preferably in a nonprofit or mission-driven organization.
  • Affordable Housing Experience is desired.
  • Proven experience in developing and implementing asset management and preventative maintenance plans.
  • Strong leadership and team management skills.
  • Excellent strategic planning, organizational, and analytical skills.
  • Strong communication and collaboration skills, with the ability to work effectively with diverse teams.
  • Proficiency in asset management software and Microsoft Office Suite.
  • Commitment to the mission and values of the organization.

Work Environment: This position will be based in an office environment with travel to various properties and sites as required. Flexibility in working hours may be necessary to accommodate organizational needs.

Salary: $115,000/year
