Essential Duties and Responsibilities:

• Develop budgets and proposals in response to Request for Proposal (RFP), from conceptual to complex.
• Review and provide feedback on all phases of construction documents to ensure standards are met during proposal development.
• Assess existing conditions of project sites to identify any potential cost or schedule factors that should be included in the proposal development and clarified.
• Engage with architects, designers, engineers and consultants to help evaluate the design intent of bid documents to ensure a complete proposal package.
• Receive and evaluate vendor and subcontractor quotes to ensure they align with bid documents.
• Qualify vendor proposals.
• Build and maintain strong relationships with clients, subcontractors and vendors.
• Communicate directly with subcontractors and vendors.
• Collaborate with consultants to develop specifications for new projects, renovations, tenant improvements and retrofits.
• Maintain a record of historical costs to aid in preliminary cost estimates for projects.
• Prepare detailed quantity take-offs and assign market-relevant cost factors for preliminary and final construction cost estimates.

Job Requirements:

• Strong technical expertise in all aspects of building construction.
• High attention to detail and cost analysis.
• Excellent ability to read and interpret blueprints and specifications.
• Proficiency in computer and estimating software.
• Understanding of commercial construction means, methods, and materials to determine cost-effective construction types.
• Excellent time management and organizational skills.
• Strong communication skills (written, verbal, and electronic) with clients, company staff, subcontractors, and design professionals.
• Team player with exceptional knowledge of building products, construction details, and relevant regulations and quality standards.

Education and Experience:

• Experience in estimating commercial projects.
• Degree in Construction preferred.
• 4 years of estimating experience.

· $80,000 - $110,000 (not including bonuses)
