ASSOCIATE– REAL ESTATE ACQUISITIONS
POSITION SPECIFICATION
Shine Associates, LLC (‘Shine’) has been retained to search, identify, and recruit a Real Estate Acquisitions Associate or Senior Associate on behalf of our client (‘Company’). The position will be located in San Francisco, CA office.

CLIENT DESCRIPTION
Our client is a private investment firm with assets under management totaling $33 billion that employs over 130 professionals across private equity, data infrastructure, and real estate investment strategies. The firm has offices in Scottsdale, AZ, Chicago, IL, Greenwich, CT, San Francisco, CA, New York, NY, and Dallas, TX. The Company has invested in real estate since the firm's inception and has demonstrated an ability in identifying and successfully executing specialized real estate investments across various strategies. Currently managing approximately $20 billion in real estate assets for its investors, the firm employs an economic cycle-tested philosophy focused on downside protected growth assets. The Company seeks to uncover data center, life sciences, and other commercial real estate opportunities that support essential functions of the “always on” modern economy.
 
The firm launched its Essential Tech Life Science Real Estate Fund ("ETS Fund") in 2021. The ETS Fund is an open- ended, core plus fund which seeks to invest in real estate assets that continuously operate in order to support mission critical functions of the technology and life sciences industries. The ETS Fund seeks to acquire data center properties, life sciences assets, and always on research & development facilities within the office and industrial sectors.
 
ASSOCIATE – REAL ESTATE ACQUISITIONS
Our client is seeking to hire an experienced Associate or Senior Associate to focus on direct acquisitions of core plus and core technology real estate investments, with an emphasis on life science, data center and R&D properties in the eastern United States. This individual will report directly to Patrick Lawler. The successful candidate will play a critical role in the underwriting, due diligence, and closing processes for new assets as part of focused deal teams led by senior regional acquisitions professionals.
The new team member will contribute to all facets of the acquisition process and will prepare deals for Investment Committee presentation, develop thoughtful value creation plans, help implement the firm’s investment strategies, and interface regularly with the firm’s senior leadership teams. This person will also be involved in various investor requests and will support fundraising activities.
The successful candidate will be a highly motivated professional with strong real estate investment or development experience. Prior experience in life sciences and/or data center investment is preferred but not required. Further, the new team member should bring an entrepreneurial spirit, a collaborative approach, and a desire to grow in responsibility.
 
KEY RESPONSIBILITIES
In partnership with the current team, execute on the strategy for existing investment vehicles by:
  • Underwriting life sciences, data center and other technology real estate investments with an emphasis on Argus and Excel valuation across the risk spectrum (from value-add to core assets)
  • Execute business plan development, closing of transactions, risk/return analysis, and market research
  • Preparation of investment committee memorandums
  • Manage financial, legal, and commercial due diligence processes with senior deal leads
  • Monitor portfolio construction and model impact of new investments
  • Regular travel to prospective assets and target East Coast markets
  • Improve underwriting and transaction processes to increase efficiency and enhance capital deployment
  • Assist with deal closings, loan placement, and obtaining third party diligence reports
 
QUALIFICATIONS
 
  • Three to five years of relevant work experience at a top-tier real estate investment management firm or real estate private equity firm
  • Bachelor’s degree
  • Strong Argus and Excel modeling skills as evidenced through case studies
  • Polished written and oral communications skills
  • Strong analytical, critical thinking and problem-solving skills; ability to act independently and be an effective team member by working regularly on a cross functional basis
  • Ability to operate in small teams with a large amount of individual responsibility
  • Ability to succeed in a fast-paced environment and to manage multiple projects with competing priorities
COMPENSATION
The expected total compensation for this position ranges from $200,000 - $250,000. Offers are based on a wide range of factors including relevant skills, training experience, education, and, where applicable, licensure or certifications obtained. Market and organizational factors are also considered.
