Sincere Developers and Builders is adding a Project Manager to its growing team of construction professionals. Qualifications:
· Minimum 7 years experience in commercial ground up construction projects in project management team role with at least 4 of those years as the Project Manager
· Thorough knowledge in all aspects of building systems with an emphasis on civil and structural work
· Bachelor's degree in relevant field (Masters in Construction Management is preferred)
Responsibilities:
1. Project manager is responsible to ensure the project management, field team and all other relevant team members complete their duties accurately and efficiently per project schedule and budget,
2. Project manager to set project schedule and ensure projects are completed on time and within budget,
3. Lead project implementation and setup requiring interfacing with architect and engineer,
4. Perform subcontractor buyout and scheduling,
5. Process subcontractor payments and vendor payments in conjunction with Company Accountant
6. Process client billing in conjunction with management
7. Manage change orders and bill them accordingly
8. Identify and predict project related conflicts and work with management, superintendent, sub contractors, vendors, inspectors to resolve them,
9. Manage and make decisions related to the performance of work related to quality control, subcontractors staffing, scheduling and material delivery,
10. Ensure all necessary permits and insurance are in place and kept current for the term of the project,
11. Implement the terms and conditions of the contract based upon established systems, policies and procedures including bidding, preparing contract documents, defining and monitoring compliance with documentation requirements, defining and monitoring compliance with the submittal process and project close out.
12. Act as liaison to inspection agencies
13. Work with Company upper management and superintendents to continuously modify company processes to improve quality and optimize efficiency
14. Complete projects on time, under budget and efficiently utilizing Sincere’s processes
15. Other duties, services and acts as directed by your supervisor(s)
16. Delegate tasks to Project Coordinator and ensure assigned tasks are completed accurately and on time
