We are looking for an experienced Senior Construction Manager to join our team in middle Georgia, specifically the Warner Robins, Macon, and Perry areas. Position Summary:

To manage home building within a Smith Douglas Homes community ensuring that all homes are built within schedule and to the highest standards of quality, efficiency, cost control, and customer satisfaction. To be a leader in the Construction department offering training and mentorship to others in the company while maintaining the highest standards of excellence. Consistently demonstrate a commitment to the company’s purpose, core values and processes.

Essential Functions:

  1. Demonstrates ability to work cooperatively and for the greater good of the company with other departments (sales, estimating, marketing, land dev)
  2. Prepares lot listing/plan matrix independently
  3. Complete site inspection form.
  4. Serve as backup to Area Construction Manager (ACM) during ACMs planned time off
  5. Participate in Construction Manager meetings as a presenter. Discuss and teach on various areas of training beneficial to the entire team
  6. Use SMART(proprietary software) proficiently to pull reports necessary for performing job
  7. Manage the construction of homes by using SMART generated schedule-adhering to Rteam principles
  8. Plan build order for community
  9. Check/count material to verify quantities against a Purchase Order (PO)
  10. Turn in PCRs (Plan Change Requests) with necessary supporting information (red lined plans, calculations, compare against PO)
  11. Complete municipality and internal inspections (foundation, framing and QC)
  12. Engage with municipal inspectors as needed for problem resolution
  13. Ensure that Trade Partners’ work is up to spec (scope of work) and complete as per schedule.
  14. Identify Trade Partners with delinquencies and negotiate completion as per schedule
  15. Hold trades accountable for inadequate performance
  16. Work with trades to find a win-win scenario when an issue occurs
  17. Identify need for new Trade Partner when necessary
  18. Ensure homes meet quality and construction standards and printed specifications
  19. Manage cost to meet budgets
  20. Determine net cost of VPO (Variance Purchase Order) and negotiate re-work when necessary
  21. Achieve acceptance of home through quality assurance process
  22. Perform homeowner orientations and acceptance walks with customers
  23. Work with Sales Agents to resolve customer concerns, participate in weekly community meetings
  24. Obtain Building CO (Certificate of Occupancy)
  25. Ensure overall community appearance and presentation to company standards
  26. Convert model home as required for sale.
  27. Keep an accurate record of Rain events with-in the community (Erosion log)
  28. Interview potential Construction Manager Trainees
  29. Train Construction Manager Trainees
  30. Assist Customer Service Representative to maintain compliance with warranty claims
  31. Participate on advisory committee with other SCMs (Senior Construction Managers) to periodically evaluate company information such as QA form, master schedules, CM Trainee onboard process, CM training processes, etc.
  32. Train, either in person or virtually, CMs and CM Trainees from other affiliates as necessary

Minimum Job Requirements:

Education:

  • High School diploma.
  • Bachelor’s degree in Construction Management or related field is helpful

Experience:

  • 3 years in the Construction Manager position with Smith Douglas Homes
  • Experience in supervising, coaching and developing staff

Qualifications:

  • Proven record of ability to close at least 50 SDH homes in 12 month period
  • Guild score for Construction Manager Bundle 12 month rolling average must be > 4.6 on 5.0 scale
  • Guild Likely to Recommend 12 month rolling average must be 97%, as calculated using number of answers with 4 or 5 stars
  • No open warranty claims over 2 weeks old in current community
  • Must have successfully trained at least 2 CM (Construction Manager) Trainees, such that:
    • Trainee was promoted to CM
    • Former CMT, now CM, demonstrates strong CM ability in the judgement of company management
  • Maintain 12 month rolling average of CM controlled variances at < .5% of hard cost
  • Approval for advancement to Senior Construction Manager position must be approved by Area Construction Manager, VP of Operations, Affiliate President and Human Resources. Approval may be denied at sole discretion of above mentioned company leadership members

Incentive:

Supplemental to the home closing bonus program offered to all Construction Managers, the SCM position will be eligible to receive 25% increase to current CM bonus rates

  • Criteria to remain same as CM bonus structure with adjusted eligible rate
  • Once promoted to SCM, if above minimum requirements are not maintained, additional incentive will be removed until minimum requirements are achieved

Certifications:

  • 10-HR OSHA Hazard Recognition Training for the Construction industry
  • GSWCC level 1A

Computer Skills:

  • Ability to learn SMART (Proprietary software)
  • Microsoft Office Suite
  • Internet Proficiency
