Job Description:
Position Summary
Operates and maintains central heating plant to ensure an adequate supply of steam for heat, sterilization, and domestic hot water. Oversees central cooling systems to ensure an adequate supply of chilled water.
Key Responsibilities
  • Operates and oversees central chiller and boiler plant operations; observes various meters and gauges and takes readings; initiates appropriate action to ensure the continued and safe operation of central plant equipment; performs first response to all central plant operational problems; and maintains an operations log and daily reading sheets.
  • Starts and secures boilers, chillers, auxiliary equipment, and controls to facilitate the generation of a continuous supply of steam for heating, hot water, chilled water and process operations.
  • Starts, stops, adjusts and regulates equipment including, but not limited to boilers, chillers, towers, compressors, feed-water pumps, oil pumps, transfer pumps and other associated equipment, as necessary to maintain operational reliability of utility systems.
  • Cleans and repairs boilers as appropriate; blow tubes, and discharge sediment; regulates feed water and condensate return pumps and lubricates pump equipment.
  • Performs service and preventative maintenance on all boilers, chillers, water pumps, control valves, etc. Makes necessary repairs or arranges for same. Tests flow switches and safety equipment on boilers and chillers on a regular basis. Maintains a comprehensive record of equipment history files.
  • Cleans inside of boiler walls and repairs and/or replaces broken or worn parts. Prepares boiler and related equipment for state and insurance inspections.
  • Orders and maintains inventory of supplies, parts and materials to support control plant operations.
  • Monitors fuel supplies and schedules deliveries as needed. Maintains tank level readings in accordance with reporting requirements. Provides fuel oil treatment, as appropriate.
  • Tests boiler and cooling tower water samples; assigns proper chemical treatment and blowdown procedures. Records and maintains a record of all results.
  • Coordinates annual and unscheduled repair work with contractors and vendors. Orchestrates the start up and shut down of central chilled water plans to ensure timely availability and continued reliability.
  • Coordinates any and all shut downs required on all utilities on central plant including gas, water, electric, steam and chilled water.
Education/Experience/Licensure
  • Education: High school diploma or equivalent required. Associates degree in applied science (HVAC) or equivalent experience preferred.
  • Experience: Completion of certified program in steam engineering. Four to six years of experience in maintaining central plant.
  • Certification/Licensure: Certification for refrigerant removal. R2/D2 Journeyman license or equivalent skills and experience required.
Work Shift:
Monday through Friday, rotating on call, rotating holidays.
