SUMMARY

The Mortgage Underwriter is responsible for rendering credit decisions on mortgage application consistent with internal policies and investor guidelines, as well as verifying supporting documentation as submitted by Mortgage Loan Originators.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Underwrites residential loans ensuring compliance with appropriate internal company policies and investor guidelines.
  • Analyzes credit history, income, assets, property characteristics, and all other information pertinent to the decision process on each mortgage application.
  • Applies internal guidelines and insurer guidelines (MGIC, Radian, PHFA, FHA) to the credit decision process.
  • Determines necessary conditions on each loan to be satisfied prior to mortgage loan commitment.
  • Prioritizes loans in the Encompass pipeline in order to minimize turnaround time and meet deadlines.
  • Works with several different types of Automated Underwriting Systems (DU, LPA, GUS).
  • Keeps up-to-date on changing regulations and underwriting guidelines and enforcing the changes.
  • Verifies accuracy of supporting employment, down payment, appraisal, and financial documentation received.
  • Reviews documentation for compliance with internal and regulatory guidelines.
  • Corresponds with mortgage originators to obtain outstanding documentation needed to complete requirement as stipulated on the commitment.
  • Ability to work independently.
  • Ability to maximize use of available resources.
  • Learns new mortgage products and help develop those products.
  • Documents and effectively communicates reasons for approval/rejection of loans.
  • Ability to manage construction and improvement loans, work with contractors.
  • Maintains current knowledge of and adheres to the BSA policy.

SUPERVISORY RESPONSIBILITIES

This job has no supervisory responsibilities.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, have a sound understanding of real estate terminology, mortgage lending practices, and mortgage loan requirements. An individual must also have excellent customer service skills.

EDUCATION and/or EXPERIENCE

High School Diploma or general education degree (GED) and 2 years of related experience.

TECHNICAL SKILLS

Ability to operate a personal computer and job-related software. (Web-based systems, Word, Excel, Encompass, Core Operating System (DNA)). Must be willing to learn new systems and not have any issues with emerging technology.

LANGUAGE SKILLS

Excellent oral communication and writing skills. Ability to read, analyze and interpret various documents such as procedure manuals, ability to write correspondence. Ability to speak effectively before customers or employees of organization. Possess good organization skills, ability to read and interpret reports, work quickly and efficiently while providing the utmost accuracy and attention to detail and customer service.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as rates, discounts, interest, and percentages. Strong analytical skills.

REASONING ABILITY

Demonstrate ability to resolve complicated issues as they arise. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several variables. Desire to understand and utilize systems to their utmost capabilities. Must be team oriented and able to work well with others in the department. Proven organization skills and demonstrate ability to prioritize and multi-task. Must possess excellent problem-solving skills.
