SPB Hospitality Career Center is Hiring a Facility Manager (Hybrid Position) Near Brook, IL

POSITION SUMMARY

The Facilities Manager supervises repair and maintenance operations across multiple locations, providing training to store managers on facility maintenance and repairs. They evaluate and negotiate proposals with regional vendors for preventive maintenance and required repair services at specific stores. By monitoring vendor performance, the Facilities Manager ensures that work meets quality standards and is completed promptly and efficiently.

Essential Duties and Responsibilities:

• Develop and implement maintenance protocols and procedures, providing training to operator partners on fundamental maintenance tasks and coordinating with vendors as necessary.

• Conduct biannual site visits to evaluate the condition of assets and building upkeep, using assessments to formulate annual capital budgets for designated locations.

• Evaluate whether to repair or replace equipment and building elements.

• Supervise the maintenance and repair of restaurant systems, assets, and property enhancements, encompassing buildings, parking areas, HVAC, mechanical, electrical, plumbing, utilities, and infrastructure.

• Establish and oversee proactive preventative maintenance initiatives for each facility, monitoring enhancements in energy efficiency, HVAC, life safety, equipment, landscaping, and grease traps.

• Contribute to the planning and oversight of facility maintenance capital projects and budgets for restaurants and related assets.

• Adhere to approved Capital Spending Budget guidelines.

• Ensure that each assigned restaurant has a competent vendor network to handle preventive and proactive maintenance and repairs across all trades and assets, managing vendor negotiations, workmanship assessment, responsiveness, and issue resolution for operators.

• Continuously evaluate and qualify suppliers, conducting regular assessments of vendor performance, pricing, delivery timeliness, product quality, workmanship, responsiveness, and issue resolution for restaurants and company assets.

• Be available 24/7 to promptly address urgent facility needs at existing restaurants.

• Provide operational guidance on repair/replacement decisions and planned or emergency asset replacements.

• Keep supervisors informed of all significant issues, particularly those impacting operating uptime.

• Strive to minimize operational downtime in designated locations.

Education, Experience & Travel Required

  • 5 years in facility and vendor management.
  • Knowledge of facility material and equipment types and specifications.
  • Experience with CMMS platform especially FEXA.
  • Proficiency in understanding building systems and infrastructure (such as utilities HVAC, electrical, mechanical and plumbing systems).
  • Experience evaluating asset condition and need for furniture, fixtures, and equipment maintenance and repair, reading plans and requesting proposals.
  • Ability to communicate effectively with a broad range of people, from restaurant hourly personnel to vendors to executive level individuals.
  • Ability to hold 3rd party vendors accountable to providing value and quality products and service.
  • Ability to understand and interpret P&Ls and to make sound business decisions, particularly repair vs. replace decisions.
  • Able to travel on average 2 to 3 days per week, or more in emergency situations.

Computer Skills

  • Proficient in Microsoft Office and able to leverage effectively.
  • Proficient in procurement and asset management software applications.
