Job overview

In this role, you will assist the Residential Property Management team to ensure overall operational success, with profitability top of mind. Areas of focus include, but are not limited to, marketing, occupancy, collections, expense control, property maintenance and curb appeal, as well as Resident relations and retention. While the list below is not exhaustive of all you would do, we’ve captured the main pieces. Take a look and let us know if this sounds like you!

Here are the specifics:

 General Leasing (including but not limited to):

  • Adhering to company leasing process and all guidelines.
  • Professionally responding to all prospect correspondence including phone calls, emails and text messages.
  • Schedule and host tours for all interested prospects.
  • Enter all prospect data and tour information in Yardi accurately and consistently.
  • Manage and schedule daily/future follow up.
  • Facilitate resident screening including credit/background, rental verification, employment/income verification.
  • Approve/deny prospect applications based on Speedway Properties /Yardi qualifications.
  • Execute all required lease paperwork including creation of lease documents, setting up lease dates, rentable items, and other lease charges and ensuring execution by all parties.
  • Confirm apartments are ready for prospects prior to tours and tenants prior to pre-move in.
  • Attend weekly meetings when applicable.
  • Consistently achieve personal and property monthly leasing goals.
  • Troubleshoot Yardi workflow issues in the lead to lease process.

Resident Management (including but not limited to):

  • Perform resident move-in duties and orientation per the established move-in packet.
  • Maintain positive resident relations – by keeping a positive attitude and good working relationships with all customers.

Marketing/Retention/Miscellaneous (including but not limited to):

  • Set up “mini-model” in applicable buildings.
  • Provide regular updates to Property Manager and residents, as needed.
  • Clean amenity areas each day.
  • Open and close leasing office at scheduled office hours, if applicable.
  • Perform outreach marketing as directed by Manager.
  • Maintain and update social media accounts with marketing content, as needed.
  • Attend occasional outreach/marketing events outside of standard hours.
  • Constantly work to improve processes; make suggestions for productivity improvements, and optimize team member workflow, while continuing to meet our customers’ needs.
  • Embrace and live out Speedway Motors core values.
  • Maintain regular and reliable attendance.
  • Standard schedule is Monday, Wednesday, Thursday, Friday: 9:00 a.m. – 6:00 p.m. and Saturday 10:00 a.m. – 4:00 p.m.
  • Perform other duties as assigned.

Work Environment

  • Ability to rarely lift and carry <25 lbs. and rarely push/pull up to 50 lbs.
  • Frequent walking, sitting, and standing and occasionally use steps.
  • Rare bending/reaching, twisting, kneeling, squatting and rarely work above shoulder level.
  • Sight required to read contracts, inspect properties and drive.
  • Must be able to constantly pinch, grasp, fine manipulation with fingers to utilize computer and write correspondence.
  • Work is typically performed inside, may be required to complete work outdoors.

What you’ll need to succeed in this position:

  • Experience in customer service.
  • Strong general computer skills required including proficiency in using Microsoft Office programs.
  • Experience with YARDI and Rent Café.
  • Must have a valid driver's license and evidence of vehicle insurance, or the ability to provide independent authorized transportation.
  • Able to quickly adapt and learn in a fast-paced environment.
  • Detail oriented, with ability to prioritize and juggle multiple job functions.
  • Must be punctual with strong leadership skills and high level of honesty, integrity, and ethics.
  • Excellent interpersonal skills and communication skills required.
  • Willingness to learn all aspects of Residential Property Management.
  • Knowledge of general business and accounting concepts and must be proficient in math.
  • Must be able to work in the office 40 hours a week.
