Job Location: Corporate Indianapolis PRIMARY PURPOSE: This position will act as a strategic business partner to drive performance improvement within the Lease Services organization with an initial focus on Tenant Coordination (Construction work and process) or Legal Leasing. Should have proven success at managing, developing, and executing programs across a large portfolio, designing policy, procedure, and orchestrating process flow is a key to the success of this position. This position works closely with the SVP of Tenant Coordination or the SVP of Legal Leasing to expedite executions Tenant openings and to enhance rental commencement and must understand all aspects of this business unit. Tenant Coordination is the owner and point of contact for all components associated with getting a Tenant’s store open (which may involve assignments on unusually complex tenants or projects), to include understanding the tenant’s unique needs relating to the condition of the space for each deal and pro-actively helping the Tenant or it’s Architect to obtain information on existing conditions and local permitting, inspection and construction special requirements and practices. Legal Leasing is charged with getting documents executed as quickly as possible while ensuring the language in the document follows company protocols. Responsible for ensuring New Deals are moving timely, issues on deals are identified and resolved. The key function of Lease Services is doing whatever it takes to get Leases Executed and Tenants open, thus, the individual must be willing to perform all duties associated and connected with getting leases executed and tenants open. PRINCIPAL RESPONSIBILITIES: The successful candidate’s responsibilities will include, but not be limited to: • Supports departments in getting deals on Vacant Space executed and open as quickly as possible. • Contribute to management of strategic relationships with key stakeholders to deliver/manage operations and processes. Manage strategic relationships with key stakeholders to streamline operations and processes. • Understand the Critical Path on deals, identify risks, early and collaborate with Tenant Coordination/Management to resolve issues. • Work with the Legal staff to get documents executed, including shifting work from one attorney to another, solving issues and escalate to Sr management as applicable. • Work with TCs on Landlord ensuring protocols are followed in bidding and all aspects are performed timely on the process, work, and cost. • Manage the execution of data-orientated analysis to design metrics, solve problems and influence business decision -making. • Ensure Key Accounts are progressing, provide updates to Sr. Leasing Management, be able to identify and solve issues that arise. • Runs reports, reviews data to identify potential issues and work with Tenant Coordination Legal Leasing or Leasing to solve the issues, keep the deal within budget execute the deal timely and to expedite the delivery and opening of the tenant. • Can identify issues and push for resolution, including knowing when to decide and when to escalate. • Has a proven track record of successfully communicating at all levels of an S&P 100 company, including support staff through the executive team. • Partner on key initiatives with cross functional teams and interfacing with key leaders to solve business challenges and opportunities utilizing process excellence, project management, problem solving and value creation skills. • Define and maintain operational standards, standardized methods/best practices and supporting tools, enabling the departments to achieve key business expectations in an efficient and effective manger. • Direct projects that have impact to the business. • Involvement and leadership within the departments, including both operational improvement and/or launch of new initiatives. • Provide feedback and guidance on the functionality and efficiencies within the departments facing applications and systems. • Provide regular feedback, support, and leadership regarding Key Performance Indicators (KPI), company policy and procedure adherence. • Continuously identify opportunities to drive efficiencies. • Upholds management goals of corporation by leading staff in team concepts and promoting a team effort. • Effectively communicates expectations; accepts accountability and holds others accountable for performance. MINIMUM QUALIFICATIONS Preferred Qualifications  15 Years Experience  Bachelor’s Degree Required.  Construction/Real Estate industry experience a plus. Knowledge/Skills  Exceptional knowledge of analytical techniques and processes to implement solutions.  Thorough understanding of computer systems and applications • Ability to recognize issues and solve accordingly. • Excellent written and oral communication abilities.  Proficient in Excel and Word.  Excellent organizational and prioritization abilities.  Customer Service attitude. • Ability to work well under pressure.
