This position is located in Tallahassee, FL

Position Overview and Responsibilities:

This is a highly responsible position, supervising the performance of a variety of maintenance and repair functions. The Supervisor must understand building maintenance and operations, such as plumbing, HVAC, electrical, wall repair, locks and other door hardware repair, furniture repair, and janitorial work. Specific responsibilities include, but are not limited to, the following:

Inspect buildings for maintenance repairs and cleanliness. Assign work duties to personnel, supervises the work, and keeps Facilities Manager informed of all discrepancies found. Evaluate employees on their performance, using established evaluation criteria and responsibilities and meeting with them regularly to ensure that pre-established criteria are being met.
Direct skilled tradesmen in the general maintenance of the Capitol Complex Buildings to include door hardware, light/ballast replacement, and plumbing repairs. Keep up-to-date machinery records and inspects preventative maintenance cards that the Maintenance Mechanics are responsible for completing. When questions arise, perform on-site inspections of building locations to include motors, fire pumps, hot water heaters and pumps, domestic water pumps, sewage pumps, grease traps, etc. Maintain required work records, inspection reports, etc., and prepares reports as requested. Perform various aspects of project monitoring. Ensure effective notification and scheduling with all agencies and tenants in the affected buildings, ensures contactors comply with security clearances, handles parking issues, and helps ensure compliance with contract specifications.

Knowledge, Skills, and Abilities:

  • Knowledge of the procedures and methods used in physical plant maintenance and repair, building construction or maintenance or grounds maintenance.
  • Knowledge of safety procedures.
  • Skilled in using tools appropriate to the assigned areas.

  • Ability to understand and apply applicable rules, regulations, policies and procedures.
  • Ability to prioritize workload.
  • Ability to manage a maintenance and construction program.
  • Ability to establish and maintain effective working relationships with others.
  • Ability to communicate effectively verbally and in writing.
  • Ability to plan, organize and direct program activities.
  • Ability to supervise the application of newly marketed building products.
  • Ability to research and understand new technology pertaining to building construction.
  • Ability to model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork

Minimum Qualifications:

  • Minimum of three years of experience in building maintenance or related field.
  • A valid driver's license.
  • One-year supervisory experience.
  • Ability to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, and be able to work near loud noises and electrical equipment, and work in basements, tight spaces, and on rooftops; prolonged periods of sedentary work which involves repetitive motion; ability to drive and/or fly for long distances.
  • Must be available afterhours for call backs at night, on weekends and state holidays when necessary.
