Position Overview and Responsibilities:
This is a highly responsible position, supervising the performance of a variety of maintenance and repair functions. The Supervisor must understand building maintenance and operations, such as plumbing, HVAC, electrical, wall repair, locks and other door hardware repair, furniture repair, and janitorial work. Specific responsibilities include, but are not limited to, the following:
Inspect buildings for maintenance repairs and cleanliness. Assign work duties to personnel, supervises the work, and keeps Facilities Manager informed of all discrepancies found. Evaluate employees on their performance, using established evaluation criteria and responsibilities and meeting with them regularly to ensure that pre-established criteria are being met.
Direct skilled tradesmen in the general maintenance of the Capitol Complex Buildings to include door hardware, light/ballast replacement, and plumbing repairs. Keep up-to-date machinery records and inspects preventative maintenance cards that the Maintenance Mechanics are responsible for completing. When questions arise, perform on-site inspections of building locations to include motors, fire pumps, hot water heaters and pumps, domestic water pumps, sewage pumps, grease traps, etc. Maintain required work records, inspection reports, etc., and prepares reports as requested. Perform various aspects of project monitoring. Ensure effective notification and scheduling with all agencies and tenants in the affected buildings, ensures contactors comply with security clearances, handles parking issues, and helps ensure compliance with contract specifications.
