Compensation

Hourly Pay Range : $20.13 - $24.48

Position qualifies for 30 cents / hour Maintenance and Trades differential pay and 50 cents / hour shift differential pay.

Salary can vary depending upon education, experience, or qualifications.

Position Summary & Responsibilities :

Building Systems Technician

The Building Systems Technician (BST) position is responsible to operate and maintain the chillers and associated equipment for the State Office Buildings in the Capitol Complex area.

The chiller plant which heats and cools the State Office Buildings.

The Building Systems Technician (BST) position operates the Building Automation Computer Systems in order to monitor and control building temperatures, lights, and equipment, in order to identify and correct problems.

Monitor temperatures, pressures, levels, chemical concentrations and flows pertinent to HVAC systems. Responds to emergency calls for service to other buildings during evening, night and weekend hours including holidays, for the purpose of trouble shooting and repair.

This position makes pressure, temperature, hour, amperage and flow readings on equipment in order to fill out various records and logs to determine proper machine function using the knowledge of the industry.

Manually starts and stops, if necessary, pumps, fans, chillers and other equipment in the buildings of the Capitol Complex.

Manages employee environments while maximizing energy and resource conservation.

Performs general maintenance at the skilled craft level including but not limited to plumbing, electrical, painting, air-conditioning, air compressors and control devices.

Changes belts, filters and bearings on equipment. Replaces valves and piping on pneumatic, steam and water lines, using black iron, copper, galvanized and plastic as needed.

Resets breakers in electrical panels, replaces switches and outlets, disconnects electrical power to equipment in order to implement repairs, runs conduit and wire to install new equipment as needed.

Repairs, rebuilds, lubricates and installs pumps, motors, valves and traps in order to maintain the integrity and efficiency of the HVAC systems.

Performs tasks at a skilled craft level using appropriate tools, techniques and procedures in accordance with industry and safety standards.

Install, trouble- shoot, repair, and replace pneumatic and DDC control devices.

Minimum Qualifications

Two years of experience in the following building mechanical trades : electrical, electronics, plumbing, power plant operation, boiler operation, HVAC, and electronic / pneumatic control repair.

Education may be substituted for experience as determined relevant by the agency.
