POSITION SUMMARY:
The construction project manager (CPM) works with supervisors to direct and coordinate activities for construction and maintenance of structures, facilities, and systems.
- The CPM also participates in the conceptual development of exterior construction projects and oversees the process of organizing, scheduling, budgeting, and implementing.
- Schedules pre-construction meetings and budgets the time required to meet deadlines.
- Posts bids
- Reviews project estimates through the turnover meetings/establish control budget.
- Talks with supervisors, owners, contractors, and/or design professionals to discuss and resolve matters pertaining to work procedures, complaints, or construction problems.
- Prepares contracts and negotiates revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
- Reviews and executes contract documents.
- Explains plans and contract terms to administrative staff, workers, and clients that represent the owner or developer.
- Takes action to address delays, bad weather, or emergencies at the construction site.
- Inspects or reviews projects to monitor compliance with building and safety codes, as well as other regulations.
- Studies job specifications to determine appropriate construction methods, apply for performance bonds, as well as obtain all required permits and licenses. Develops work orders and field books.
- Investigates damage, accidents, or delays at construction sites, to ensure proper procedures are being carried out.
- Requisitions supplies or materials to complete construction projects.
- Implements training programs on environmentally responsible building topics to keep employee skills and knowledge up to date.
- Inspects and reviews projects to ensure compliance of environmental regulations.
Performs or contracts with others to perform pre-building assessments, such as:
- Conceptual cost estimating
- Rough order of magnitude estimating
- Feasibility
- Energy efficiency
- Environmental & Sustainability
Qualifications:
- 4 years of experience in construction project management is required.

Skills and Abilities:
Education: High School Graduate or General Education Degree (GED)
Experience: Four to ten years of related construction project management
Computer Skills: Microsoft Office, Project scheduling, Excel, and standard functions of transferring, saving and inputting data.
Certificates & Licenses: OSHA 30 Hour Construction and CPR/First Aid Safety training, preferred.
Other Requirements: Driver’s license with clean driving record, passing a background investigation, as well as initial and ongoing drug screenings.
Job Type: Full-time
Pay: $75,000.00 - $100,000.00 per year
